What about utilities?

​The only utilities you will be required to pay is your electricity and water usage. We use a company called Simple Bills to individually measure every apartment's electric usage and divide the bill evenly amongst the roommates. Your bill will be charged to Simple Bills along with a $5 utility fee. ​

What is the advantage of an individual lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is a rental installment?

​The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

What is included in the rental installment?

​​Your monthly rental installment includes: furniture, high speed internet, parking, and trash. The only additional fees include: a one-time $75 tech fee, monthly renter's insurance, and monthly electricity and water usage. 

How can I make a payment?

​We offer the option to pay online through our resident portal. You also have the option to pay in office with certified funds via cashier's check, personal check, or money order. We do not accept cash.

Will I need a guarantor to lease an apartment?

​If a guarantor is used, they must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments. If no guarantor is added, then the resident can qualify via one of three options: submitting a refundable deposit equaling 1.5x the base rental rate, self-qualification by providing proof of income showing they make 3x the rent rate per month, or qualifying through our Leap Program.

Do you have a roommate matching service?

​Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

​Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

​Maintenance requests can be entered on your resident portal. We have a maintenance team onsite during business hours to assist with any maintenance requests that are entered into the resident portal. After-hours maintenance is available for emergency issues only.

Is parking available?

​Yes, University Edge offers free parking to all residents. Each resident receives a parking pass and are allowed to park their vehicle in our large open lot.
