Cancellation Policies
  • Early termination by students
    In case of early termination of the lease, students need to give a 30 days notice and pay an early termination fee which is the amount of two months' rent.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

    Security Deposit

    To book a room you need to pay security deposit of $500

    1. Once the application is approved, the student can pay the holding deposit and guarantee their place. 2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more. 2. The holding deposit will convert to a security deposit once student moves in. 3. Also, before moving in, the student needs to pay a $250 (one-time placement fee) and the first month’s rent.

    Can I request to live with a friend?

    Yes. Friends can apply together and request to be roommates. Requests are accommodated based on availability.

    Do male and female students share the same apartment?

    No. Apartments are generally gender-specific unless students or groups request otherwise.

    Can I have visitors?

    Yes. Daytime visitors are welcome, but they must leave by 10:00 p.m. Overnight guests are not permitted.

    How do I check in?

    After signing the lease and completing all required move-in payments, residents must notify the property of their move-in date and time. A valid photo ID is required at check-in. Standard check-in hours are from 10:00 a.m. to 7:00 p.m.

    How do I check in after hours?

    Residents can request an after-hours check-in. The property will provide further instructions if the request is approved.

    Does each resident receive a set of keys?

    Yes. Each resident receives one set of keys for the apartment, community amenities, and mailbox.

    Is parking available?

    Yes. Assigned parking spaces are available for an additional monthly fee, subject to availability.

    Residents are responsible for paying rent and deposits on time, regardless of when financial aid is received. If financial aid is disbursed after the rent due date, residents should pay first and reimburse themselves once the funds are received.
