Once they receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of USD 200, together with any other payments of Rent you may have made.
Bookings made for Semester 2 or 3 starting after the 1 January 2024
If you sign a Tenancy Agreement for a semester booking you may cancel your Tenancy, by giving notice in writing or by e-mail to the property, with no penalty up until 8 weeks before the start of your agreement. Once they receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of USD 200.00, together with any other payment of Rent you may have made.

If you are not successful in obtaining your place at your chosen University, the property will release you from your Tenancy Agreement provided the following criteria are met:
You submit your request to cancel, in writing or by e-mail to the Property, before 25 August 2024; and You provide the property with a copy of your rejection letter from the University or UCAS.
Once they have your request, they will confirm receipt and refund your Advance Rent Payment of USD 200.00, together with any other rent payments you may have made.

Instead of requiring all roommates to sign a joint lease, each person signs a separate lease for their individual bed spaces. This releases all roommates from liability for others. You are only responsible for paying rent on your bedspace.

Each resident at Property pays a flat rate that includes: bedroom and living room furniture, wall mounted smart TV, high-speed Internet, water/sewer/trash removal, and access to community amenities.
What size are the apartments at Property?
The apartments at Property range from studios to 5-bedroom apartments. Each bedroom includes a private bathroom.
Are the apartments furnished?
All apartments at Property have a furniture package that includes a full size bed, under-bed dresser, desk and chair in each bedroom, plus a couch, coffee table, entertainment stand, and LG Smart TV mounted in the living room. The kitchen includes barstools if applicable and stainless steel appliances. A stackable washer dyer is also included in the units.
When do the lease agreements start and end?
The move in date is August 17th, 2023 and the move out date is July 31st, 2024 with payments made in 12 equal installments. If you are looking for immediate availability please contact the office.
Is a co-signer or financial guaranty required?
All residents are required to provide a qualifying guarantor, pay 1st months rent and deposit. Residents can also self-qualify by providing proof of income 2.5x the monthly rental amount and passing a credit check.
Can I pay by credit card?
Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Property also accepts all major credit and debit cards through the resident portal, subject to a convenience fee. Automatic payment is also available.
Will my financial aid cover charges at Property?
Your rent at Property can be covered by financial aid, just like on-campus housing. Generally, after university charges are paid, any remaining funds are released to the student for non-institutional expenses, such as off-campus housing. Normal payment deadlines apply.
Is Property open to non-students?
Their space is designed with students in mind, however Property is an Equal Opportunity housing provider and welcomes applications from non-students. Apartments are subject to city and state occupancy limits.
What kind of safety and security is provided?
Property provides electronic access to apartments and individually locking bedroom doors. All apartment doors lock behind you when closed. The building is also outfitted with a state-of-the-art camera system and fob-entry on all doors and elevators in order to access controlled resident spaces. A courtesy patrol is provided, as well as 24-hour emergency maintenance.
What are the policies on pets, smoking and guests?
Property is a pet-friendly community. Pets are subject to management approval and incur deposit and monthly pet rent. Their community is smoke-free in all indoor areas and outdoor amenities. Overnight guests are welcome, with limits on number of days.

Property has covered garage parking available on a first-come first serve basis for $85 additionally per month.
