Cancellation Policies

Cooling Off Period

A cancellation fee of one night's accommodation will apply to any booking cancelled within 48 hours of arrival time. If no arrival time is specified, 2pm of that day will be deemed the arrival time. Any cancellation fee will automatically be charged to the credit card details provided for confirmation, or deducted from the reservation deposit. Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

What is tailored accommodation?

They curate your apartment to fit who you are and what you need to feel at home. It’s all part of your extended stay residency with them. For example... you need to work from home and to be productive, you need a dedicated workspace with a high-resolution monitor, wireless keyboard and mouse, ergonomic chair and HDMI cables. Their Residence Engagement Team will have your desk set up and all items tested prior to you arriving. You’ll enjoy their high-speed Wi-Fi, which is included for the duration of your residency.

I love to cook to unwind. Can I request specific kitchen appliances in my residence?

Absolutely! Prior to your arrival, their on-site concierge will be in touch to learn more about your upcoming extended stay residency and how they can elevate your experience with them. If there’s anything specific you know will make your time with them more enjoyable, share it with them.

Do Student Accommodation locations have gyms on-site?

Yes. Their locations feature a resident gymnasium, plus they partner with local fitness and leisure facilities to provide you with a full suite of exercise options at no extra cost!

Do Student Accommodation locations have pools?

While their current locations don’t have on-site pools, they work within their communities and partner with local swimming and leisure facilities to ensure you have access should you wish to take a dip. Speak with your on-site concierge for more information.

Are there laundry facilities within the residences?

Each of their three, two and one-bedroom residences feature a washer and dryer within the apartment. For those studio residences without a washer and dryer within the apartment, their on-site communal washer and dryer are available for use. An iron and ironing board is also provided in each residence.

Is car parking available at Student Accommodation locations?

Yes. Secure car parking is available at each of their properties and is included in your residency when staying for 7 nights or more. Designated accessible parking is available at their locations. For residencies of 1-6 nights, a car parking fee applies.

Are Student Accommodation locations accessible?

Accessible residences are available at their Abbotsford and Hawthorn locations. Their accessible residences feature wheelchair access, lowered sinks, raised toilet with grab rails, a roll-in shower with a shower chair and convenient bedside light switches.

Is room service available?

Who needs room service when you are surrounded by amazing cafes, restaurants and popular eateries offering international cuisine, breakfast favourites and fresh, local produce? A number of their neighbourhood eateries offer a chargeback service, or you can order in using food delivery services.

Can I bring my pet?

Your beloved pet is welcome to stay at their Abbotsford Residences. A one-time cleaning fee does apply. As fees are subject to change, please ensure to check the current cleaning fees and charges when making your booking. Service dogs are only permitted at their Hawthorn Residences and are exempt from any fees.
