Unfortunately, to ensure the safety and order of their community and to comply with Singapore laws and regulations, visitors are not allowed to stay overnight in the student residence.

What should I do if I encounter anti-social behaviour?

The property is committed to maintaining a safe and harmonious living environment, and they take all forms of anti-social behaviour seriously. They work closely with all relevant parties, including the police when necessary. If you encounter any anti-social behaviour within the Residence, please contact them immediately. They will provide support and assistance to help address the situation.

What should I do when the lights are out?

In the event of a power outage, you may use a torch if available, or the flashlight function on your mobile phone. Do not use candles or any open flames inside the building under any circumstances, as these pose a serious fire hazard. If lighting fixtures or electrical fittings are faulty, please contact the management immediately or submit a maintenance request form for repair or replacement.

What should I do in an emergency?

In an emergency, you should always contact the emergency services on 999 first. This applies if there’s a crime taking place, a fire, or a medical emergency that needs urgent attention.

What fire safety measures do you have?

All accommodations are equipped with fire extinguishers and smoke detectors to ensure a safe living environment. Their buildings comply with local fire safety regulations, and residents are reminded to follow all safety guidelines during their stay.

What time of day will the Maintenance & Repair happen?

All works will be completed on weekdays between 9am and 6pm to keep disruption to a minimum.

How do I raise a maintenance request if something is broken in my room?

Submit a maintenance request through the E-form and their team will help resolve any issues in your room or flat.

Is cleaning provided?

If you are staying in a single room, you are fully responsible for cleaning and maintaining your own room. If you are staying in a share room, the cleaning and maintenance of the room should be shared among you and your roommates. Each residence provides free cleaning tools (such as brooms, mops, etc.). Please clean the tools after use and return them neatly to the designated cleaning area. The property is only responsible for the regular cleaning of common areas, such as the living room, kitchen, shared rooftop, corridors, shared bathrooms, and laundry area. They do not provide free room-cleaning services. Many roommates choose to create simple cleaning schedules to share responsibilities and maintain a clean and comfortable living environment together.

What do I do if I lose my keys and get locked out?

Don’t hesitate — contact them!

How can I unblock my sink or shower?

If your sink or shower appears to be blocked, you may use a plunger to clear the blockage. If the issue cannot be resolved, please contact the management immediately for assistance.

What should I do if I have problems with my fridge freezer?

If you are experiencing issues with your fridge temperature, please check the temperature control switch. The control indicates how cold the fridge is and is typically located inside the fridge at the top. If the freezer drawers are difficult to open, the freezer may require defrosting. If the issue cannot be resolved after these steps, please contact the management immediately for assistance.

How much does the internet cost?

Wi-Fi is included in your rent.

Do I have to move out during holiday periods like Christmas and Chinese New Year?

Your room is yours until the end of your contracted time listed in your Tenancy Agreement. That means, if your contract covers holiday periods like Christmas and Chinese New Year, you won't need to move out during these times.

How do I register visitors?

It only takes 2 minutes to complete the e-form. Please note that for the safety of their community, all visitors must be registered in advance.

What should I do if I have a complaint?

Please submit your complaint through the form in advance. Their team will review it promptly and follow up with the necessary support.

What are the rules for using the shared refrigerator and cabinets?

Please do not overstore food or keep expired items, as this may cause unpleasant odours and pest issues. As the refrigerator and cabinets are shared spaces, residents are expected to keep them clean and orderly when storing personal items. Any food items found in the refrigerator or cabinets that are unlabelled, spoiled, spilled, or expired will be discarded immediately without prior notice, and no claims will be accepted thereafter.

What is the check-out time?

You must complete your move-out by the end of your contract period, no later than 5:00 PM on the final day.

Do I need to clean my room and flat before I check-out?

Yes. You are responsible for leaving your room clean and empty. You may recycle or donate unwanted items, and all rubbish must be disposed of responsibly. Any items left in your room will be removed, and removal charges may apply. If you are sharing a flat, it is advisable to coordinate with your flatmates on your respective move-out dates so that cleaning of the kitchen and hallway can be shared fairly. Please ensure the kitchen, lounge, and hallway are left clean and empty. Remember to clean inside the fridge and freezer and to empty your cupboards to avoid cleaning charges. Any items or food left in the kitchen or hallway may be subject to removal charges.

Can you forward misdelivered items after I check out?

Unfortunately, after you check out, they are unable to forward or store any parcels or mail. Any items delivered after your check-out date will be returned to the sender. You are responsible for updating your address with all relevant institutions and merchants prior to checking out. If an item is mistakenly delivered, please contact them immediately.

An item in the flat has stopped working. Will I be charged for it?

If an item in your flat has stopped working, please submit a maintenance request before check-out. Provided the issue is reported in advance and there is no evidence of malicious damage, you will not be charged.

My Blu-Tack can't be removed from the wall, what can I do?

You are advised to report any damages to us at check-out, and our staff will be able to advise you accordingly. Minor marks (such as Blu Tack residue) may be considered fair wear and tear. Charges will only apply if the damage requires us to repaint/repair the wall before the next student moves in.

I want to switch or upgrade my room. Can I do this?

If you are considering a room switch or upgrade, please contact them. Subject to availability, they will be happy to offer you alternative room options. Kindly note that additional charges may apply for any room changes.

Are things like pots, pans and cutlery provided in the kitchen?

You’ll need to bring your own pots, pans and other kitchen items.

Can I move in early?

Please contact them in advance to arrange for an early move-in. This is subject to room availability, and additional charges may apply.

I'm going to be late — do I need to let you know?

Their check-in hours are from 10:00am to 5:00pm. If you expect to arrive later than this on your check-in day, please contact them in advance. They will do our best to assist you.

Do you provide bedding or do I need to bring my own?

Bedding is not provided in their properties. You will need to bring your own bedding to use when you arrive.

How can I get directions to the property?

The easiest way to get directions to your property is to search for the postcode on Google maps and find the directions there. You can find your property's address in your Welcome Guide.

What do I need to bring with me to check in?

You only need to bring a valid passport for identification upon arrival. There is no need to print your tenancy agreement or booking confirmation.

Where can I find more information on preparing to check-in?

Ahead of your arrival, you will receive an email with information about your new home and how to prepare for your move.

Who is eligible to book a room?

Rooms at the Accommodation are available to full-time students enrolled at recognised educational institutions in Singapore. International students (non-Singapore citizens and non-permanent residents) must hold a valid and appropriate immigration pass issued by the Immigration & Checkpoints Authority (ICA) or the Ministry of Manpower (MOM) for the full duration of their stay. Applicants who have previously been prohibited from residing at Singroost due to a breach of the accommodation agreement will not be eligible to make a booking.

Can I ship my luggage to the residence before check-in?

You may ship your luggage to the Residence within one week before your check-in date.

Each resident may send up to two pieces of luggage, and the total external dimensions (length + width + height) of each item must not exceed 158 cm (62 inches).

If you plan to send your luggage before check-in, please contact them in advance.

Items that can be sent in advance include:
• Personal clothing
• Daily necessities
• Bedding such as blankets, pillows, and bed sheets

They do NOT accept luggage containing:
a. Valuables (e.g., laptops, iPads, mobile phones, cameras, cash, jewellery, personal identification, important documents)
b. Flammable liquids
c. Medication
d. Fragile items
e. Perishable items (e.g., fruits, vegetables, takeaway food, and items requiring refrigeration or freezing)
f. Items that do not comply with Singapore customs regulations
Most residents prefer to purchase daily essentials, food, and beverages after arrival. There are several supermarkets and shopping malls located near Singroost Student Residence, making it very convenient.

Can I check-out before the end of my tenancy?

Yes. You can leave any time before your contract ends, and we will process your check-out early.

Check-out Requirements
a. Clean the room and restore it to its original condition upon move-in.
b. Remove all personal belongings.
c. Return all keys and access cards.

If you do decide to check-out early and surrender your tenancy, you won’t be entitled to any rent refund.

What can be left if I'm only leaving for term holidays?

Your room is yours until the end of your contracted time listed in your Tenancy Agreement. That means you can leave anything you like in your room when you leave the property, for example the Christmas or Chinese New Year break. There are a few things to remember to do before you leave your room:
Lock your bedroom door
Turn off the air conditioning
Lock your windows and close your curtains
Take the rubbish out
Switch off the lights
Unplug your appliances

What’s your policy on smoking / vaping?

All their buildings operate a strict non-smoking policy.
Smoking and vaping are strictly prohibited inside all units, bedrooms, bathrooms, balconies, corridors, and all other communal areas within the property.
This includes the use of:

  • Cigarettes
  • Electronic cigarettes (e-cigarettes)
  • Vapes or other vaporising devices
  • Any tobacco or nicotine-related products

Residents found in breach of this policy may be subject to disciplinary action, cleaning charges, damage rectification costs, and/or termination in accordance with the tenancy agreement.

What should I do if there’s a fire?

If there is a fire in your unit, it is important to act immediately. Remain calm and follow the instructions below:

• Evacuate immediately if you hear the fire alarm.

• Leave your unit and close all doors behind you to help contain the fire.

• Use the staircase at all times. Do not use the lift.

• Call:

999 → Police & emergency response

995 → Fire & Ambulance (direct line to the Singapore Civil Defence Force)to contact the Singapore Civil Defence Force (SCDF).

• Stay clear of the building and do not return until you are informed that it is safe to do so by the authorities.

What will happen if I engage in anti-social behaviour?

If you engage in anti-social behaviour, the following actions may be taken:

  • They may report the situation to your guarantor, your school, and any other relevant parties (including the police).
  • Your tenancy may be terminated, and you may be required to vacate the residence.

How can I keep safe online?

Your safety extends beyond the property. Students, particularly international students, are often targeted by online scams. Please remain vigilant and follow the guidance below to protect yourself.

1. Be Cautious with Personal Information

Fraudsters may already have some of your basic details. However, just because someone knows your name, address, or identification number does not mean they are legitimate.

Never share sensitive information such as:

  • PIN numbers
  • One-time passwords (OTP)
  • Banking login details
  • Passcodes or verification codes
2. Payment Safety

When a payment is required, we will always provide official payment options. The most secure method is through your authorised online account or official payment channels.

We will only process payments over the phone if:

  • You have chosen to do so, and
  • Your identity has been properly verified.

If you are unsure, do not proceed with the payment. Contact the management directly through official contact details.

3. Spotting Suspicious Emails

Scammers may attempt to make emails look official using logos and graphics.

Before responding, check:

  • Does the design quality look professional and consistent?
  • Are there spelling or grammar errors?
  • Does the email address look legitimate?

Common red flags include:

  • Non-business domains such as @hotmail.com or @gmail.com claiming to represent an organisation
  • Misspelled company names
  • Random letters or numbers in the email address
4. Impersonation of Authorities or Embassies

International students may receive calls from individuals claiming to represent their home country’s embassy or government authority.

If this happens:

  • Do not share personal information immediately.
  • End the call politely.
  • Contact your embassy directly using the official contact number listed on its official website to verify the claim.
