Cancellation Policies

Cooling Off Period

1. The property offers a 5 Days Cooling Off Period (or 48 hours after 31 May 2024) wherein you can cancel your booking & any payment will be refunded to you. 2. The cancellation request must be in writing (email) to the property team & this clause only applies to bookings starting in more than 5 days. Note: Bookings are charged for a full week (7 nights) as standard.

No Visa No Pay

1. If you are declined a Visa to study in the UK, you may cancel and obtain a full refund. 2. Evidence in the form of a visa rejection letter is required within 7 days of receiving it or before 16th August 2024. This letter must include a date and student’s name. 3. You do not qualify for a refund if: a. You did not complete all necessary steps required by UKVI to complete your visa application. b. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not com

Replacement Tenant Accepted

1. Once the cooling off period expires, you will be bound into a Tenancy Agreement & lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy Agreement. 2. You will be charged a Replacement Fee of £250 to cover the administrative work and vacating your room for a replacement tenant. 3. Property will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

1. You will have to make an advance rent payment at the time of booking. 2. This advance rent payment will depend on the room type you select, this might change due to availability, please get in touch with your amber agent to know more. 3. The property does not charge any extra booking fees.

Security Deposit

1. To secure your room, you need to pay a deposit of GBP 250. 2. This deposit is refundable at the end of your tenancy agreement less any deductions and pending charges.

Pay In Instalment

You can make: 1. Full payment 2. Payment in instalments: (upto 3) First payment due 48 hrs of receiving the offer, second payment due on 1st October 2023, third payment due on 1st December 2023. Note: (a) Instalment plans are only available for 42-51 week bookings. (b) An extra £10 per week will have to be paid in case of instalments.

Mode Of Payment

Credit card, debit card & bank transfer.

Guarantor Requirement

The property does not require you to provide a guarantor.

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accomodation as soon as possible!
