Are you pet friendly?


They are not pet friendly, however, They do allow service and emotional-support pets that meet our property's policy.

Is parking available?

​Yes, parking is offered for an additional monthly fee of $200 per month. Parking availability is on a first-come-first-serve basis. Contact us for availability!

What is the advantage of an individual lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is a rental installment?


The monthly rental installment is your monthly payment for rent. They do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

What about utilities?

The only utilities you will be required to pay for are your electricity usage and $15/month for Valet Trash service (trash is picked up right from your front door!). You will be billed through your Resident Portal for your electricity based upon use, alongside a $5/month utility fee.

How can I make a payment?


They offer the option to pay online through our resident portal. You also have the option to pay in the office with certified funds via cashier's check or money order. They do not accept cash or personal checks.

Will I need a guarantor to lease an apartment?

If you do not meet our individual qualification requirements, you may be required to use our LEAP Easy Program or add a guarantor to your contract.

Do you have a roommate matching service?


Yes, They do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?


Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and They will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?


Maintenance requests can be entered on your resident portal. They have a maintenance team onsite during business hours to assist with any maintenance requests that are entered into the resident portal. After-hours maintenance is available for emergency issues only.

How far away is the property from Georgia State's campus?


They are located just steps away from GA State's campus!

What is included in the rental installment?

​Your monthly rental installment includes furniture, high speed internet, water, and sewer. Any other fees such as parking, insurance, electricity, etc. will be billed to your account separately.
