What is a guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.

If I don’t have a guarantor, how can I still qualify to live here?

If you do not qualify individually or have a guarantor to sign with, they have partnered with Leap, a lease guaranty service, to offer an additional way to qualify.

Yes, the apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Is there parking available?

Yes! they offer two onsite parking options: $20 for standard parking and $40 for covered parking each assigned to a specific spot. They also offer free guest parking with a valid guest parking pass displayed on the vehicle.

What is the green fee?

The Green Fee is a small additional charge that ensures all appliances and certain utilities are running as efficiently as possible to keep the monthly cost at a minimum. The benefit to residents is not only a set cost each month but unlimited batteries, lightbulbs, and AC Filter replacements.

How do the installments work?

Their Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.
