Cancellation Policies
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • No Visa No Pay
    A resident may request early release if they are denied a study permit/visa. The early-release request must be submitted in writing to the Manager. The request will be responded to in writing within 7 business days of receipt. Applicable penalties may apply.
  • No Place No Pay
    A resident may request early release if they are denied admission to Centennial College. A resident may also request early release if they are withdrawn from, or not enrolled in, classes before the start of the Residence Agreement, subject to secondary verification of non-enrollment on the 30th class day of the semester. The early-release request must be submitted in writing to the Manager. Applicable penalties may apply.
  • Early termination by students
    Early release may be requested in writing to the Manager. Approved early releases are subject to applicable penalties. Residents who do not meet an approved early-release criterion remain responsible for the Residence Agreement until they satisfy one of the release criteria. Approved early releases of any kind result in forfeiture of the Security Deposit.
  • Delayed Arrivals & travel restrictions
    Residents arriving late must communicate their arrival plans to the property. If a resident is more than 5 days late and has not notified staff, their room may be given to another student. Early move-ins are not accommodated. Residents arriving before the move-in date are responsible for alternative accommodation until the official move-in date.
  • Replacement Tenant Accepted
    A resident may qualify for early release if they obtain a replacement tenant who meets the applicable requirements and has not previously applied to live at Centennial Place. All lease replacements must be approved by the Manager. If approved, the resident may be entitled to a partial refund of residence fees without interest. If the Residence Agreement has already started, refunds are calculated on a pro-rated daily basis.
  • Other cancellation policies
    Signing the Residence Agreement creates a legally binding contract, with responsibility for associated costs due throughout the agreement term. Early-release requests must be made in writing to the Manager. Early-release requests are responded to within 7 business days. If an early release is approved, any applicable refund may be issued by cheque to the resident's permanent address on file. All cancellations are charged a $250 administrative fee.
  • Payment and Fees

    Security Deposit

    A $500 Security Deposit is required after completing the Housing Application to guarantee the space. The Security Deposit is returned after move-out provided there are no outstanding balances or applicable move-out charges. If amounts remain owing, the Security Deposit is applied toward those charges before any remaining balance is refunded. For renewing residents, the Security Deposit is transferable to the new lease term. Approved early releases result in forfeiture of the Security Deposit.

    Pay In Instalment

    Monthly rental installments are available. Rental instalments are due and payable on the 1st of each month. Lease terms usually align with the university academic calendar, with total rent typically divided into equal-value installments. The installments do not represent a monthly rent amount. Leases beginning or ending mid-month may have additional pro-rated instalments for the first or last payment. Semester meal plan instalments are available where applicable.

    Guarantor Requirement

    A Guarantor must successfully sign the Lease Agreement to guarantee the space. The Guarantor is required to sign under the Parental or Sponsors Guarantee section. Local guarantors, international guarantors, and self-guarantors are accepted. Self-guarantors must demonstrate savings equivalent to 3× the total rental instalments or provide proof of approved government funding. Guarantor document requirements include a passport. Self-guarantor documents include a bank statement, proof of savings, and a government funding letter where applicable.

    What is renter's insurance, and do I need it?

    Yes. Personal Property Insurance (Renters' Insurance) is mandatory for all residents. It helps protect personal belongings such as laptops, electronics, and textbooks against theft or damage. It also typically includes personal liability and additional living expense coverage in certain situations. Residents can meet this requirement by:
    • Purchasing tenant insurance from any provider and submitting proof of coverage.
    • Enrolling in the residence's group insurance program. If valid third-party insurance is not provided, coverage is automatically applied, and a monthly insurance fee is added to the resident's account. Residents may opt out at any time by submitting valid proof of third-party insurance.

    Do you offer roommate matching?

    Yes. After signing the Lease Agreement, residents can create a profile through the residence's roommate matching platform to find compatible roommates based on personal preferences. This service is available for the Fall season only, and room assignments may change.

    Does Centennial Place Student Residence accept packages on my behalf?

    Yes. Standard packages can be collected from the Luxer One package lockers after notification. Oversized packages can be picked up from the front desk after receiving an email notification.

    When can I apply?

    Applications are accepted year-round on a first-come, first-served basis. Available lease terms may vary depending on the time of year. Submitting an application alone does not guarantee a space. To secure a room, applicants must:
    • Complete the Housing Application.
    • Pay a $500 Security Deposit.
    • Pay a $100 non-refundable Application Fee.
    • Ensure both the applicant and guarantor sign the Lease Agreement.

    Am I guaranteed a bedspace?

    No. Rooms are offered on a first-come, first-served basis. Completing a Housing Application alone does not guarantee a space. To secure a bedspace, you must:Complete the Housing Application. Pay a $500 Security Deposit. Pay a $100 non-refundable Application Fee. Ensure both you and your guarantor have signed the Lease Agreement.

    Is there a waitlist?

    Yes. Once the residence reaches full capacity, applications are accepted for the waitlist.

    How will I know if Centennial Place Student Residence received my payment, application, or lease?

    You will receive an email confirmation within 24–48 hours after submitting your application. You may also request confirmation that your application and/or signed Lease Agreement has been received.

    When can I move into Centennial Place Student Residence?

    Your move-in date is the start date listed on your Lease Agreement. Additional move-in information—including your arrival date and time, required documentation, packing guidelines, roommate matching, renter's insurance, and other move-in details—will be communicated in the months leading up to your move-in.

    Are accessible suites offered?

    Yes. Centennial Place Student Residence offers AODA-compliant accessible rooms designed to accommodate students with different abilities. Applicants should indicate their accessibility requirements during the application process. Please note that accessible features are available in select units only.

    Is there furniture in my room?

    What types of belongings should I bring?

    Residents can pre-order move-in essentials such as bedding, towels, cleaning supplies, and organizational items through My Dorm Store. Before move-in, residents also receive a detailed Move-In Guide outlining what to bring and what to leave behind.

    Can I bring a mini fridge?

    No. Personal mini fridges are not permitted, as every suite includes a full-size refrigerator shared among roommates.

    What should I bring with me?

    For a complete list of permitted and prohibited items, residents should review the Move-In Guide provided before move-in.

    Can I bring my own mattress?

    No. Residents are not allowed to bring their own mattresses. Those requiring additional comfort or support are encouraged to bring a mattress pad or memory foam topper.

    Is the all-inclusive Wi-Fi unlimited?

    Yes. Unlimited high-speed Wi-Fi is included as part of the all-inclusive utility package, providing reliable internet access for studying, communication, and entertainment.

    Is kitchenware provided?

    No. Kitchens are not supplied with kitchenware. Residents must bring their own items such as cutlery, plates, drinkware, and cooking utensils.

    When do I have access to the amenity spaces?

    Residents have 24/7 access to the residence's amenity spaces unless otherwise specified by Management. Residents are expected to observe quiet hours. Additional details are provided in the Resident Handbook before move-in.

    What if something needs to be fixed in my suite?

    Maintenance requests can be submitted through the "Submit a Work Order" option on the homepage or via the Resident Portal. Requests are sent directly to the Maintenance Team.

    Is parking available?

    Yes. Surface parking is available in Lot #1. Parking permits can be purchased through Centennial College Parking Services.

    What is Residence Life?

    Do you provide proof of residence?

    I am waiting on a visa. Can I still apply and lease?

    Yes. Students who have received acceptance from Centennial College may apply and secure their space while waiting for their visa.

    I don't have a Canadian bank account. What do I do?

    International students can open a Canadian bank account online (if eligible) or after arriving in Canada.     I am an international student but can't access the Prospect Portal (application). What do I do?

    International students who cannot access the Prospect Portal can use the alternative application process provided by the residence to secure accommodation.

    Is a guarantor required?

    Yes. A guarantor is required for every lease. Guarantors may be domestic or international and must provide employment information.

    What kind of security is provided?
