Can I lease online?

Leasing online is easy. Simply complete the online application, or contact us to request a paper copy. Everything is on a first-come, first-serve basis and our rooms lease up quickly. It is important for you to provide us payment of the application fees along with your application.

What if I need to break my lease?

Property management does not offer a lease buy-out option, but we are sensitive to the special needs of our residents. At the managers discretion, residents may assign their lease to a new resident. You are responsible for finding your own replacement. Any replacement must meet property managements approval standards. Certain rules and fees may also apply.

What is an individual lease?

property management makes life easy for you by leasing by the bedroom. You are only responsible for the rent for your bedroom. All roommates in an apartment are equally responsible for damages or missing furnishings in common areas. It is reassuring to know if a roommate does move out before their lease ends, you are not responsible for his or her rent.

How does free roommate matching work?

Finding people to share your apartment is easy! Just complete the roommate matching form. Be sure to identify any friends you would like to room with and whether or not they are currently leasing from property management. The form includes information about your preferences in roommate; TV watching, noise level, study habits, music etc. If you do not wish to select your own roommates, we will place you in an apartment according to your choice of apartment size and your gender. When there is a vacant bedroom in an apartment, that room can be leased at any time at the discretion of property management. However, roommates placed by our management team will always meet the gender requirements of the current residents sharing that specific unit. All of our apartments are non-smoking.

Can a student of the opposite gender share an apartment?

Yes, if all roommates give approval, and your guarantor is ok with it. property management will not use roommate matching to match members of the opposite gender.

What happens if after I move in I don't like the people in my apartment?

Should there be differences that simply cannot be worked out, residents are able to transfer, dependent on availability (a transfer fee applies and the transferee will be required to pay the rental rate for the new bedroom).

How long is the lease agreement?

The leases are just under a year. Rent can be paid in 12 equal installments or by semester.

How do I pay rent?

Rent is due on the 1st and is late after the 3rd. For your convenience, you can pay online, bring your payment by the office during normal office hours. For your safety, we do not accept cash. Please arrange to make payments by personal check, money order or bank cashiers check. A convenience fee will be applied to all online credit card rent payments.

What if I bounce a check?

There is a returned check charge (as outlined in your lease) for any checks not honored. Youll need to bring in a cashiers check or money order for the appropriate amount.

What do I pay before moving in?

Typically, residents pay all fees, deposits and the first rent installment before move-in day. Your lease application contains a specific list of everything you need.

Do I need insurance?

Personal loss and damages are not covered under apartment lease agreements. We require you to purchase renters insurance, which is typically inexpensive. Can I paint my apartment?

Its fine to express yourself via custom paint colors, though you need to have the color approved by management and a fee will be  charged at move-out to return your walls to their original color.

Does property management Stadium View have internet?

Absolutely, and its fast and free. Every bedroom is directly linked to the internet with wired and wireless access, and we have a Computer Lounge.

Where are my guests allowed to park?
