Cooling Off Period

<p>The property offers a cooling-off period of <strong>24 to 48 hours</strong> (depending on the booking type) after a reservation has been confirmed, allowing applicants to cancel without penalty under specific conditions.</p> <p><strong>Conditions:</strong></p> <p>To qualify for a penalty-free cancellation, all of the following conditions must be met:</p> <ul> <li>The cancellation request is made <strong>within 24-48 hours</strong> of booking confirmation.</li> <li>The booking was made at least <strong>14 days</strong> prior to the move-in date.</li> <li>The resident has not moved in or collected the keys.</li> <li>No damage or service has been initiated under the booking.</li> </ul> <p>If all conditions are satisfied, the deposit or any advance payments will be fully refunded within 7–14 business days.</p>

No Visa No Pay

<p>If the applicant's student visa or work permit is delayed or denied, a cancellation may be considered under the following conditions:</p> <ul> <li>Must submit official documentation from the embassy, consulate, or immigration office explaining the delay or denial.</li> <li>Cancellation request must be made at least <strong>14 days prior</strong> to the intended move-in date.</li> <li>If approved, the property may issue a partial refund, credit for future stay, or allow a rebooking at a later date (subject to availability).</li> </ul>

Delayed Arrivals & travel restrictions

<p>If the applicant is unable to travel to Canada due to official international travel bans, border closures, or flight cancellations, they may request a cancellation or deferment.</p> <p><strong>Conditions:</strong></p> <ul> <li>Must provide official government announcements or airline notices confirming the restriction.</li> <li>Must notify the property as soon as possible, and no later than <strong>14 days</strong> before the scheduled move-in date.</li> <li>Based on the situation, the booking may be canceled with a partial refund or rescheduled to a later date.</li> </ul>

Extenuating Circumstances

<p>The property may also evaluate cancellation requests due to the following unforeseen situations:</p> <ul> <li><strong>Medical emergencies</strong>, with a certified medical letter.</li> <li><strong>Death in the immediate family</strong>, with appropriate documentation.</li> </ul> <p>All such requests will be assessed on a case-by-case basis, and the property reserves the right to apply administrative or holding fees, if applicable.</p>
