If the cancellation request is received <strong>between 10 days and 30 days</strong>, the Resident will be charged a 2-week period of rental payment and his/her liability will be waived for the balance of the rent for the remainder of the term after 2 weeks. The <strong>rental amount paid to exceed 2 weeks </strong>will be <strong>refunded </strong>in 21 days.</p> <p><br></p> <p>3. If the cancellation request is received <strong>in less than 10 days of the arrival</strong>, the Resident will be charged a 4-week period of rental payment and his/her liability for the balance of the rent will be waived for the remainder of the term after 4 weeks. The <strong>rental amount paid to exceed 4 weeks </strong>will be <strong>refunded </strong>in 21 days.</p> <p><br></p> <p><strong>Note: </strong>The furniture deposit is <strong>non-refundable </strong>in any of the cases.</p>

<p>If you want to cancel the booking as a result of the <strong>visa being denied</strong>, you may be eligible to be released from the booking provided you supply the <strong>valid visa refusal documents </strong>to the property team &amp; any amount paid will be <strong>refunded in 21 days</strong>.</p>
Replacement Tenant Accepted
<p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement. A <strong>CA$100 admin fee </strong>will be applicable in this case.</p> <p><br></p> <p>2. If you fail to find a replacement tenant then the property team will take the charge of finding a suitable replacement for the room, and a <strong>CA$250 marketing and admin fee </strong>will be applicable in this case.</p> <p><br></p> <p>3. &nbsp;The Resident will be responsible for the rent until a suitable replacement starts the tenancy or until the original lease term of the Resident comes to an end, whichever occurs first.</p>

<p>The termination request should arise from an extenuating circumstance, including serious illness, government obligation, visa refusal, allergies, work relocation etc. along with supporting proof from an authorized agency. The emerging circumstance shall be accepted by the management as a valid reason for early termination.</p>
