    Tenants can vacate their accommodation before the end of the notice period. To do so, simply enter the desired move-out inspection date when submitting your notice in your property customer area. Upon receipt of this notice, billing will be applied pro rata for the month of the notice period.

    What are the admission requirements?

    To be eligible, you must complete the application with all supporting documents. You will then receive confirmation of your reservation after signing the contractual documents and paying the first installment (application fee, security deposit, and first month's rent). The guarantor must have an income equal to three times the rent amount to be considered financially sound.

    Will my application be considered if a document is missing?

    The booking form and all supporting documents are required for your application to be processed. All applications are carefully reviewed by their team. Your apartment will only be reserved once your application has been approved. What is housing assistance? (APL/ALS) Housing benefits (or housing allowances) are social benefits provided by the CAF (Family Allowance Fund). They help you finance part of your rent. The amount is calculated based on your income and family situation. By residing at the property, you may be eligible for APL (Personalized Housing Assistance), subject to certain conditions. If you are not eligible for either APL or ALF, you may be able to receive ALS.

    How much will my housing benefit be?

    You can estimate the amount of your housing benefit by using the simulation tool on the CAF website. After this step, you will know the amount to deduct from your rent.

    Who needs to declare their income for housing assistance?

    It is the tenant who must declare the resources, not the guarantors.

    From what date can I receive housing assistance?

    Housing assistance begins the month after you move in. For example, if you move in on September 19th, you will receive your allowance at the beginning of October. All CAF benefits are paid the following month.

    Can I receive housing assistance even if I choose to share accommodation?

    Yes, just as much as with an individual rental. Even in a shared apartment, you have an individual lease (with the property) because you'll have your own bathroom and toilet. The amount of your benefits you receive depends solely on the rent you are personally charged.

    Is home insurance mandatory?

    Home insurance (including civil liability) is mandatory. It is not included in your rent: you are free to choose your own insurer (such as those specializing in student insurance). Proof of insurance will be required to collect the keys.

    Do I have to pay council tax and take out insurance for my accommodation?

    No, it has been abolished for all primary residences since 2023. Therefore, you will not have to pay anything in this regard.

    Can my rent increase during the year?

    Your rent is fixed throughout the year. However, as with most rental agreements, it is reviewed annually on the anniversary of your lease. This adjustment is strictly regulated by law and is based on the Rent Reference Index (IRL) published by INSEE.     What is the bathroom equipped like?

    The bathroom is equipped with a shower, a towel warmer, and a toilet. There is also a sink with storage cupboard underneath and a mirror above.

    What type of bedding is provided on site?

    They provide the mattress, duvet, and mattress protector. Bed linen and pillows are not included, which is why they offer a complete linen kit for rent or purchase as a one-time service. A monthly package is also available, providing you with a clean linen kit every two weeks (depending on the residence). This kit includes a fitted sheet, a pillowcase, a duvet cover, and other household linens such as a washcloth, a large towel, and a small bath towel.

    Can I move the furniture in my apartment?

    Yes, as long as your apartment is returned to its original condition for the move-out inspection.

    In case of breakdown/damage, who pays for the repairs?

    The residence handles minor maintenance (changing light bulbs, unclogging sinks, tightening screws). However, any damage to or breakage of furniture caused by the tenant will be charged to them.

    How does the heating system work?

    Each apartment has individual or central heating in the main room and a towel warmer in the bathroom, depending on the residence. The cost of heating is included in the apartment price.

    Do the residences have car and bicycle parking?

    Most residences have secure car parks available for rent. There is also free bicycle parking.

    Is there a laundry facility in the residences?

    Each residence has a laundry room accessible at any time, day or night, with washing machines and dryers, as well as a dispenser of laundry detergents and fabric softeners.

    What services are not included in the rent amount?

    The property residences offer several à la carte services such as car parks, laundry facilities, fresh bread and everyday items for sale in the Market, linen kit rental, storage space rental, housekeeping services, and fruit and vegetable basket ordering.
