Cooling Off Period

If the student’s visa application for the relevant booking period is refused by the competent authorities, the agreement may be cancelled. Valid proof of visa refusal is required.

No Place No Pay

If the student is not admitted to the university or educational institution in the province for which the booking was made, the agreement may be cancelled. Proof of enrolment in a different province must be provided.
All amounts paid will be refunded once the conditions are met.

Replacement Tenant Accepted

The agreement may be cancelled if the student finds a suitable replacement who accepts the same contract terms and duration until at least the contract end date.
The replacement must not have held an accommodation contract during the previous academic year, must not be under negotiation or contract for the current academic year, must belong to the academic community, and must meet gender requirements in the case of shared accommodation.

Other cancellation policies

If none of the above conditions apply, the student may still cancel the agreement by paying 50% of the contract amount as compensation.
In all cases, the penalty will be no less than one (1) month and no more than three (3) months of the contract amount.
Where applicable, the rent for the month in which the student vacates the accommodation must be paid in full, and the penalty will be calculated based on the remaining contract period, excluding the month of departure.
