Cancellation Policies

Cooling Off Period

The student has the right to cancel the agreement within 14 days from the date of signing. If the time between booking and the contract start date is less than 14 days, the cooling-off period applies only to the remaining days before the start date. All amounts paid will be refunded if cancellation is made within this period.

No Visa No Pay

If the student’s visa application for the relevant booking period is refused by the competent authorities, the agreement may be cancelled and all amounts paid will be refunded, subject to the submission of valid proof of refusal.

No Place No Pay

If the student is not admitted to the educational institution in the province for which the booking was made, the agreement may be cancelled. In such cases, all amounts paid will be refunded, subject to proof of enrolment in a different province.

Replacement Tenant Accepted

The agreement may be cancelled if the student finds a suitable replacement tenant who agrees to the same contract terms and duration until the end date. The replacement tenant must not have held a student housing agreement during the previous academic year and must not be under contract or negotiation for the current academic year. Additional eligibility requirements may apply depending on the accommodation type.

Other cancellation policies

If the student does not qualify for cancellation under any other policy, the agreement may still be cancelled subject to a penalty of 50% of the applicable housing fee. The penalty will not be less than one month and not more than three months of the contracted housing fee. The rent for the month of departure must be paid in full where applicable.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

You need to pay the first month's rent and a booking fee of 100 Euros (non refundable) at the time of booking. Note: The property requires pay the Booking Fee within 48 hours of signing the Contract.

Security Deposit

A security deposit of €800 is required. The deposit must be paid in accordance with the stated payment schedule prior to arrival.

Guarantor Requirement

You do not need a guarantor to book a room with the property.

It is about 20 minutes away by bus. You can take bus number 13 directly from outside the residence, and it will take you straight to the university.

How do I get to the Salamanca central bus station from the residence?

Bus number 13 also goes to the Estación de Autobuses de Salamanca, the city’s main bus station. The journey takes around 15 minutes.

Is there a catering service available?

Yes. Food is considered a priority, and there is an agreement with a local caterer that allows residents to request a half-board option while living in the residence.
