Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

Cancellation within 14 days of signing the contract is eligible for a full refund. Exception: If the cancellation is made within 14 days of signing the contract but is also less than 1 month before the contract start date, the prepaid month's rent is retained and the deposit is refunded.

Early termination by students

Early move-out may be possible, subject to confirmation with the frontline team. If approved, a short-notice move-out may be processed.

Other cancellation policies

Cancellation more than 1 month before the contract start date is eligible for a full refund. Cancellation less than 1 month before the contract start date will result in the prepaid month's rent being retained, while the deposit is refunded.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Bank transfers are accepted. Note: Credit card payments, online payments, cheques, cash and mobile payments are not accepted.

Booking Deposit

A prepayment equivalent to 1 month's rent for the last month is required.

Security Deposit

A €1,000 security deposit is required. The deposit is fully refunded provided the unit is returned in the same condition as it was handed over.

Additional Fees

A non-refundable membership fee of €150 is charged. The membership fee is €225 for couples.

Instead, they provide detailed pictures of their apartments and rooms, as well as 3D floor plans on their website, so you can get a good idea of what the apartment is like. If you have any specific questions or if anything is not clear, they would be happy to answer your question via email or on a call. They can guarantee a super high-quality standard across all their apartments. Their apartments are carefully selected and furnished with high-quality design furniture in the same beautiful Nordic style.

How does property foster the community?

The main purpose of the property community is to make it possible for people—regardless of background—to feel comfortable and at home with their housemates, and have the opportunity to build long-lasting, authentic relationships. To allow members the opportunity to get to know their housemates and expand their networks, property sponsors activities. One way this is done is by way of the property-sponsored welcome dinner: each time a new member moves in, property sponsors a dinner for all housemates to get to know one another. You are welcome to invite friends over for lunch, dinner, etc. as long as your housemates are okay with it. Just give others a heads-up and be mindful of the noise. You can always take the fun to a general area with closed doors or take it to the bar.

Can my partner/friend/family visit and stay over?

Their apartments are your home, so you can definitely have guests come over as long as everyone in the home is fine with it and you follow their guest policy.

Can I move between different property apartments?

Yes, you have the possibility to move to another apartment and you will always get the first pick on any available room or apartment. The flexibility of living is one of the things they strive for here at property. Please be aware that some local regulations and policies might apply. Just ask their team about this if you want to know more.

Can I temporarily stay at a property home in another city?

Definitely! One cool feature within property is the ability to swap rooms with members in other cities for a small holiday.
