Cooling Off Period

Cancellations made within 14 days of signing the contract will receive a full refund. Cancellations made more than one month prior to the contract start date will also be eligible for a full refund. For cancellations made less than one month before the contract start date, the property will hold the prepaid month’s rent but refund the deposit.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

1. Upon accepting your booking request, the property will require a prepayment equivalent to the last month's rent. 2. While some listings may label this as the first month's rent, the property considers this as a prepayment for the last month of your rental period.

Security Deposit

A refundable deposit of €1000 must be paid to secure your room. This deposit will be fully refunded by the property, provided the unit is returned in the same condition as it was handed over.

Mode Of Payment

Bank Transfer. Please note: The property does not accept credit card payments, online payments, cheques, cash, & mobile payments.

Guarantor Requirement

A guarantor is not required when booking the property.

Additional Fees

A one-time, non-refundable membership fee of €150 is charged by the property to cover the administrative expenses.

If you have any specific questions or if anything is not clear, they would be happy to answer your question via email or on a call. They can guarantee a super high-quality standard across all their apartments. Their apartments are carefully selected and furnished with high-quality design furniture in the same beautiful Nordic style.

How does property foster the community?

The main purpose of the property community is to make it possible for people—regardless of background—to feel comfortable and at home with their housemates, and have the opportunity to build long-lasting, authentic relationships. To allow members the opportunity to get to know their housemates and expand their networks, property sponsors activities. One way this is done is by way of the property-sponsored welcome dinner: each time a new member moves in, property sponsors a dinner for all housemates to get to know one another. They then hope to see their members come together and join the various other events hosted throughout the year by either property or other members! As a property member, you will also get exclusive access to their online community via the member app. In the app, you have the possibility to join or start an interest group and get in contact with other members in your own city and across all other cities in which property is present.

Can my partner/friend/family visit and stay over?

Their apartments are your home, so you can definitely have guests come over as long as everyone in the home is fine with it and you follow their guest policy.

Can I move between different property apartments?

Yes, you have the possibility to move to another apartment and you will always get the first pick on any available room or apartment. The flexibility of living is one of the things they strive for here at property. Please be aware that some local regulations and policies might apply. Can I temporarily stay at a property home in another city?
