The room rate includes all utilities (electric, AC/heat, water), a basic student-style furnished room (bed, desk, dresser or closet, desk with chair), Wifi in your room and throughout the building, fitness center, laundry facilities (laundry cost is not included), 24-hour security in the building, microwaves (in all buildings except New Yorker and Hudson Yards), and apartment-style or small refrigerator. Property Student Life staff is on call 24/7 for emergencies and also plans several free and low cost activities each month, which you are invited to attend.
You can reserve for 9 or 12 months with property, however if you cancel after the first semester, the guarantor will be responsible to guaranty payment pursuant to the License Agreement and the Guaranty. Cancellations made after the deadline will NOT receive refunds and the client will be responsible for the full cost of the reservation pursuant to the License Agreement. If you are unable to secure a guarantor, then you will be required to pay for the semester housing in full before moving in. Property assigns residents to one of three types of rooms, Female, Male or Neutral. Single gender rooms (Female, Male) are assigned to residents whose gender identity aligns with the gender of that room and who wish to live in a single gender room. Neutral gender rooms allow residents to reside with other residents regardless of gender identity, sex or gender expression. By selecting this option, residents commit to living in a room/suite occupied by other residents who also prefer gender neutral housing and whose gender identity may or may not match their own. Property take several factors into consideration when pairing roommates together such as age, sleep schedule and smoking preference. Property always attempt to match roommates based off the information you provide during your room reservation, but it is not always guaranteed. If you have any special requests, please let your Housing Advisor know and property will do property best to accommodate them. There is no curfew; property residences have 24-hour front entrance security and residents can enter with their property ID Card. However, property do have quiet hours that are New York City ordinances which are from 11pm-9am. During final exams thry have a 24-hour quiet hours in effect. Since they are not on-campus housing, property do not offer meal plans. However, The New Yorker, St. George Towers, and 55 John Street residences all feature communal kitchens for you to use (cooking supplies not provided). The Marymount and Cooper Square residence offers apartment-style living and includes a kitchen within each apartment. They also offer a variety of discounts to local restaurants.
For a complete list of items you can and cannot bring please. Please note property does not provide towels/linens, kitchenware or housekeeping. Outside furniture is prohibited in the residence to ensure fire safety and cleanliness of the rooms. All of property beds are regular twin size, the mattress is 38" x 75".
They do not provide square footage for property rooms since not every room is exactly like another, however they offer tours seven days a week at each of property buildings. Please call for times and scheduling.
Property manages several dormitory-style student and intern housing facilities in New York City. These are not apartments, and are only open to students and interns. If you are a full-time college student studying at a school in NYC, or a college student coming to NYC for an internship as part of your studies, you are eligible to live with property. Property has more than 25 years of experience offering students and interns safe, high-end dormitory-style housing throughout NYC. Property offers housing on a semester-based system only.
To be eligible to live with property, residents must be able to certify either (a) that he / she is currently enrolled as a student and is taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning. Residents must also certify that he/she is currently not listed, and has never been listed, on any state, district, commonwealth or territory sex offender registry. If the applicant is not a resident of the United States of America, the applicant has not been convicted of any sexual offenses that are punishable by the laws of the State of New York. Residents must also have not been previously convicted of a felony.
