What is an individual lease?

An individual lease means that each resident is only responsible for the rental rate for their bedroom and the upkeep of their share of the common areas and their bedroom. If one roommate is not paying their rent, you are not responsible for their payment. 

What is roommate matching?

To make things easy, we offer a personalized roommate matching service for students that want to be placed with a roommate. Roommates will complete a Roommate Matching Form to help us know what each person is looking for in a roommate. Our team will then review the roommate preferences in the Summer, and match your student with the best roommate we can find based on their preferences. 

Are leases for families with children available?

Yes. The propertys policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically. 

What furniture is included?

The Nine is a fully-furnished community. This means that students dont need to worry about purchasing and transporting furniture, which saves you money! Each student will have a full-sized bed, end table, large desk and chair, dresser and private bathroom. The living room includes a designer couch, chair, end table, coffee table, media shelf, and a 50 flat screen TV. The kitchen is fully equipped with barstools, granite countertops, energy efficient appliances, full size refrigerator with icemaker, garbage disposal, dishwasher, and washer and dryer. 

What is included in the rent?

Your rent includes premium cable TV, high-speed internet, water, sewer, trash service, pest control, washer and dryer, access to all amenities, and professional on-site staff. The only utility that is not included in the rent is the electricity bill. To make this easy for residents, The Nine pays all electricity bills, and then individually bills each resident for their share of the electricity bill. To make it even more convenient, this bill can be paid through your resident portal just like your rent. They will include a $25 credit per tenant towards the units electricity bill and will use MLGW as the provider. You are only responsible for your share. 

When is rent due?

Rent is due on the first of the month and late on the sixth day of the month. 

How do I pay rent?

We have made it as easy as possible to pay rent by e-check, credit card, or money order all through our Resident Portal. There are service fees for credit cards, money orders, and e-check payments. You can set it up to automatically deduct from your account each month so that you never have to worry about late fees. Payments are considered late on the sixth day of the month. 

Is renter's insurance required?

Yes! Renters Insurance is the best investment you can make. It is very inexpensive, and provides great coverage when you need it. Our lease specifies in Section 11 that you must have a renters insurance policy in place with a minimum of $100,000.00 of liability coverage prior to occupying the apartment. We believe it is critically important for you to have a quality renters insurance policy in place for your protection. The insurance for The Nine will not cover your belongings in the event of a fire, theft, natural disaster, etc. You can get a policy from your current insurance provider and provide us with the certificate, or the easiest solution is to utilize e-Premium Insurance. The Nine is pre-qualified with e-Premium, so you get the benefit of a bulk rate, and the convenience of a simple online process. Once you have completed the steps and purchased the policy, e-Premium will handle all of the submissions to our staff to insure that you are in compliance with the lease. 

What if I need to break my lease?

The Nines lease is a legally binding agreement that cannot be broken. They do not offer subleasing. 

How are mail and packages delivered?

Mail will be delivered to your apartments mailbox located at the community. Packages too large for your mailbox will be delivered to our office and stored in our package delivery room. You will be able to stop by the office to retrieve your package. 

How do I request maintenance?

For maintenance requests, simply login to your resident portal app or on our website, and complete a maintenance request. This is the best way as it creates a work order tracking that will keep you up to date on the progress of your request. In the event of an emergency, please immediately call the office. 

How close to campus is the nine?

The Nine is located three tenths of a mile from campus. Our excellent location provides a low-traffic direct access to campus via Campus Drive which also has sidewalks for biking or walking to campus. 

What if I don't have a guarantor?

No Guarantor? No Problem, Property Name offers Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leaps application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours.
