Reservation/booking fees are billed once upon signing the rental agreement. The booking fee varies depending on the selected room and tenancy. More than 30 days before move-in, the booking fee is excluded from the refund.
A security deposit may be required depending on the residence and the tenant's profile. The security deposit is generally equal to one month's rent, including charges. The exact amount is displayed during the application process, in the contract, and in the tenant portal. The deposit is refunded after move-out, subject to a move-out inspection. A full refund is provided if there is no damage or outstanding payment. Refund timeline: Within 1 month if no damage is found. Within 2 months if damage is found. Deductions may be made for: Damage. Cleaning not carried out (automatically retained for coliving and private apartments). Personal items left behind. Unpaid bills or rent. Keys not returned. The security deposit cannot be used to pay the last month's rent.
Rent is paid monthly. Rent is due on the 1st of each month. Payment can be made until the 5th of the month before payment reminders are sent. The first invoice is issued on the contract start date. Monthly invoices are issued through the tenant portal. Direct debit payments are processed on the 1st of the month, or by the 3rd of the month at the latest. The rent payment date cannot be changed once direct debit is activated.

A guarantor is not always mandatory. The guarantor requirement depends on: The tenant's professional situation. The tenant's income level. The country where the accommodation is located. The type of contract or lease. A guarantor is often required for: Students. Applicants without a fixed income. Applicants whose income is less than 2.5 or 3 times the rent, depending on the property. External guarantor providers accepted include: SmartGarant. GarantMe. VISALE.
A room change fee may apply if the tenant changes rooms. The administrative/booking fee typically ranges from €500–€600, depending on the room type, lease duration, and property. Home insurance is mandatory before move-in, and proof of insurance is required.
