To secure your room, you must either pay the last month's rent or a deposit of CA$800.

The property accepts both international and local guarantors.

For 25-26 AY & 26-27 AY:-

Valid Visa Rejection (with official proof)
If cancelled 60+ days before move-in:
1. Refund only if the room is re-rented
2. $280 service fee will be deducted

If cancelled less than 60 days before move-in:
1. No refund guaranteed
2. Partial refund may be considered only if:

(i) The room is re-rented
(ii) All required documents are submitted
(iii) $280 service fee + advertising/admin costs will be deducted

For 25-26 AY & 26-27 AY:-

Valid School Rejection (with official proof) If cancelled 60+ days before move-in:

1. Refund only if the room is re-rented

2. $280 service fee will be deducted

If cancelled less than 60 days before move-in:

1. No refund guaranteed

2. Partial refund may be considered only if:

(i) The room is re-rented

(ii) All required documents are submitted

(iii) $280 service fee + advertising/admin costs will be deducted

For 25-26 AY & 26-27 AY:-

If the tenant decides to leave early, they are responsible for:
 ▪ Any unpaid rent
 ▪ One additional whole month’s rent
 ▪ Early termination fee (equal to one month’s rent)
 ▪ Advertising, cleaning, and turnover costs

For 25-26 AY & 26-27 AY:-

▪ No refund unless a replacement tenant is found and approved

▪ Refund (if any) is issued after deductions and once the room is reoccupied

For 25-26 AY & 26-27 AY:-

Other Reasons (change of plans, found another place, etc.)
▪ No refund under any circumstances
▪ Applies to both rent and deposit
▪ Policy is final regardless of reason or timing
