    Additional Fees

    1. You need to pay €150 as membership fees at the time of booking. This fee is non refundable. 2. Not included in your rent (Germany): The TV and Radio Tax, or Rundfunkbeitrag, is mandatory by German law and costs €53 for every 3 months. This is shared by all tenants in the flat. Property cannot take care of the payment on behalf of tenants, but you can share the costs with your flatmates.

    How do I change rooms?

    Your comfort is very important, and they want you to always feel at home with the property. Room changes are possible, but they are only allowed if you have completed your minimum stay. In order to change rooms, you will also need to sign a new contract with them.

    How do I return my keys?

    Your keys need to be returned by 12:00 (noon) on the last day of your tenancy. When your contract has been successfully terminated and again as your move-out date approaches, they will send you an email with all the necessary details for the key return, which could be through a Partner company or a KeyNest location. They will also ask you to send them a picture of your key set before returning them. Non-compliance with the key return timeline may result in a penalty of 50 euros per day of delay. If you are planning to move out earlier than your move-out date and they have not yet sent you the instructions, please create a Help Request and ask them.

    How do I send the move-out videos?

    Failing to submit these items may delay the refund process and could lead to penalty costs. If file sizes are too large, they recommend compressing them to stay under 20MB.They require:A brief video tour of your room, focusing on significant areas like the bed, mattress, wardrobe, and desk (under 20MB). A clear photograph of the key set. Photos of any damaged or missing furniture, if applicable.

    When will I receive my move-out instructions?

    The instructions will be sent after your contract is terminated or a few days before your move-out date. If you are moving out much earlier and have not received them, please contact customer support by creating a ticket.

    Do I need to clean before moving out?

    Yes, you must clean your room and tidy all common spaces. Personal belongings must be removed, including trash, toiletries, and food from the kitchen. Failing to leave the property in a clean condition can result in fines deducted from your deposit.

    How do I report a broken, damaged, or missing item before moving out?

    You should always report these during your stay by creating a ticket. Once you terminate your contract, they will email you next steps, which include reporting any damages or missing items. Send a detailed report with photos or videos if possible. Not doing so could delay your deposit refund.

    Do you include linens?

    Depending on the property, you may receive items such as a mattress protector, duvet, duvet cover, pillows, pillowcases, bedding set, and fitted sheet. These must be returned at move-out. Extra sets are recommended.

    Are there house rules around cleaning?

    Tenants are free to create their own cleaning agreements, provided the apartment stays tidy and inventory is not damaged. They also recommend:
    • Airing rooms twice daily for 20 minutes to prevent mold.
    • Sweeping weekly.
    • Mopping weekly or biweekly.
    • Washing sink and toilet every two days.
    • Cleaning out the fridge weekly.
    • Wiping down kitchen surfaces after use.
    • Taking out trash at least weekly or when full.
    • Hanging the shower curtain outside the tub to prevent discoloration.

    How and where do I dispose of the trash?

    Some properties have private trash/recycling containers, others share with neighboring buildings. Always follow local recycling rules and never leave trash outside containers. Containers are usually in the basement or outside the building, and some may require a key. Remember to lock the containers and keep the key with you.

    Am I allowed to have guests?

    Yes, you can have guests stay up to 5 days, provided you are home and have informed your flatmates. Stays beyond 5 days per month are considered a breach of contract unless your flatmates agree.

    Who has access to the flat, and how will I know about visits?

    • Cleaning staff: They enter for turnover cleaning when someone moves out, or if you have weekly/biweekly cleaning service. You will be notified by email.
    • Technical staff: They may enter to fix issues reported by you, your flatmates, or neighboring flats.
    • Facility managers: As landlords, they may access the property when necessary, including emergencies, sometimes without prior notice.

    Can I visit/view the apartment?

    Due to high application volumes, individual viewings are usually not possible. Instead, they provide detailed information about the room and respond to any queries to help you make an informed decision.

    Is registration of the address possible?

    Yes. Their team assists with the process. Key steps include: researching local requirements, preparing necessary documents (e.g., ID, proof of residence), scheduling an appointment if required, and following up after submission.

    Can I meet my flatmates before moving in?

    No, due to GDPR regulations they cannot share personal details of your future flatmates. However, you’ll join a diverse community of young professionals, entrepreneurs, artists, and students.
