What is a guarantor? Who can be one for?

A guarantor is a person over the age of 21, usually a parent, who agrees to be responsible if you are ever unable to fulfill the financial obligations of your housing agreement. If you can’t get a parent to be a guarantor, the next best bet would be a relative or friend.

What documents does a guarantor need to provide for St. George Towers?

A guarantor needs to provide a copy of a valid current photo ID and a completed Guarantor Form, which will be sent by the Housing Advisor. Current IDs (valid) are IDs issued by a city/state/federal agencies for St. George Towers.

Can I reserve St. George Towers for dates outside of the published semester dates?

It is sometimes possible for St. George Towers to accommodate early arrivals and/or late departures at an additional cost. You can reserve St. George Towers for 9 or 12 months with property, however if you cancel after the first semester, the guarantor will be responsible to guaranty payment pursuant to the License Agreement and the Guaranty. Cancellations made after the deadline will NOT receive refunds and the client will be responsible for the full cost of the reservation pursuant to the License Agreement. If you are unable to secure a guarantor, then you will be required to pay for the semester housing in full before moving in. Please speak directly with a Housing Advisor about your situation by calling.

What happens if I can't get a guarantor for St. George Towers?

St. George Towers does not offer daily or weekly reservations. However, there may be times when they will offer short-term reservations. Please call and speak to a Housing Advisor for current options.

What is the cancellation policy for St. George Towers?

To ensure the integrity of your reservation, all cancellation requests MUST be received by St. George Towers through DocuSign or sent via certified or registered mail, Attention Director, Leasing). Your request MUST be processed by DocuSign or via email/fax by 11:59 pm, New York City Time, or postmarked on or before the cancellation deadlines set forth below to be eligible for a refund. Cancellation requests processed or postmarked after the deadline or sent via a different method will result in NO REFUND of monies paid. Cancellation deadlines by semester: a. Fall Only Reservations - July 15
b. 9 and 12-month Reservations- July 15
c. Spring Only Reservations- Nov 15
d. Summer Only Reservations - April 15 Cancellations received or postmarked after the deadline will NOT receive refunds and the client will be responsible for the full cost of the reservation pursuant to the License Agreement. If there is a guarantor (required for 9 and 12-month reservations), the guarantor will be responsible to guaranty payment pursuant to the License Agreement and the Guaranty. The client also understands that the Membership Fee is NON-REFUNDABLE and NON-TRANSFERABLE. All refunds are processed via check within 8-10 weeks and mailed to the client.

Can I use financial aid to pay for St. George Towers housing?

You can speak with your school when applying for financial aid, and let them know that you will need funds for living expenses. Since financial aid is typically paid to you directly, You need to coordinate how the funds get from your school/other third party to St. George Towers.

What is the $250 membership fee for?

As a not-for-profit company property are obligated to require membership. The fee that is charged is incorporated into the operating cost budget for property. Each property resident is required to pay a membership fee in order to reside with us.

What forms of payment are accepted?

Property accept all major credit cards. Complete the reservation or make a credit card payment over the phone. You may also pay with a Money Order, Certified Check or Traveler’s Check made out to Educational Housing Services, Inc. Please note that property does not accept personal checks.

What do I have to pay when submitting my reservation? Can I pay monthly?

Property do not offer monthly payments. The payment structure for each reservation type is: When making a Fall Only reservation, they require 50% of the room fee plus the membership fee ($250 if you are a new resident, $125 if you are a returning resident).The second 50% is due August 1.
When making a Spring Only reservation, property require 50% of the room fee plus the membership fee ($250 if you are a new resident, $125 if you are a returning resident). The second 50% is due December 1.
When making a 9 or 12 month reservation, property require 30 % of the room fee plus the membership fee ($250 if you are a new resident, $125 if you are a returning resident). The second 30% is due August 1 and the remaining 40% is due December 1.

How much does it cost to live with property?

Prices are dependent upon which semester, building and room type you choose. Under each of property building pages, you can select each room type to see the exact rate. All of properties and room types are at different price points, so speaking to one of their Housing Advisors is the best way to find out what would work best for your needs and budget. What is the check-in procedure?

You will receive an email with details from the Student Life department at least two weeks prior to check-in. You will need to show a valid photo ID at check-in. An approved government-issued photo ID can be either a driver’s license or other state-issued ID. Non-US persons can present a passport.

Can I send packages to property before I check in?

You may ship items prior to your arrival, but no earlier than one week.

Can I live with a friend?

Sure! If availability at the time of reservation allows you both to book the same room type, in the same building, they would be happy to put you together. Please make sure that BOTH of you request to live with each other when you are making your reservation with your housing advisor.

How are roommates paired?

Property assigns residents to one of three types of rooms, Female, Male or Neutral. Single gender rooms (Female, Male) are assigned to residents whose gender identity aligns with the gender of that room and who wish to live in a single gender room. Neutral gender rooms allow residents to reside with other residents regardless of gender identity, sex or gender expression. By selecting this option, residents commit to living in a room/suite occupied by other residents who also prefer gender neutral housing and whose gender identity may or may not match their own. Property take several factors into consideration when pairing roommates together such as age, sleep schedule and smoking preference. Property always attempt to match roommates based off the information you provide during your room reservation, but it is not always guaranteed. If you have any special requests, please let your Housing Advisor know and property will do property best to accommodate them. If you reserved your room directly with your school/company, they will do all pairing and room allocation.

How does room selection work?

Rooms are assigned on a first come, first served basis depending on your room type. Property cannot guarantee views, floor numbers, closeness to elevators, etc. however, if you have any special request please let us know and they will do their best to accommodate. If you reserved your room directly with your school/company, they will handle all pairing and room allocation.

When do student get their roommate assignment and room number?

Does property allow pets?

For the sake of cleanliness and safety, residents are not permitted to have pets or animals of any kind, including fish and reptiles, at any time in the building. Is there a curfew?

There is no curfew; property residences have 24-hour front entrance security and residents can enter with their property ID Card. However, they do have quiet hours that are New York City ordinances which are from 11pm-9am. During final exams they have a 24-hour quiet hours in effect. Can I bring my bicycle?

You are permitted to have a bicycle; however, you must store it in your own room.

Does property offer meal plans? Are there kitchen facilities in the residences?

Since property are not on-campus housing, property do not offer meal plans. However, The New Yorker, St. George Towers, and 55 John Street residences all feature communal kitchens for you to use (cooking supplies not provided). The Marymount and Cooper Square residence offers apartment-style living and includes a kitchen within each apartment. Property also offer a variety of discounts to local restaurants.

What does property provide, and what can I bring? What size are the beds?

For a complete list of items you can and cannot bring please. Please note property does not provide towels/linens, kitchenware or housekeeping. Outside furniture is prohibited in the residence to ensure fire safety and cleanliness of the rooms. All of their beds are regular twin size, the mattress is 38" x 75".

What is the alcohol policy?

If you are a resident at the New Yorker, Marymount, or Cooper residence, you are not allowed any type of alcohol regardless of age. For any other residence, alcoholic beverages may be consumed by those who are of legal drinking age of 21 years. Also, all alcohol must stay within assigned rooms. No more than one (1) six pack of beer or one (1) bottle of wine may be allowed within your room. Hard liquor is prohibited. What is the square footage of the rooms? How can I see the rooms?

Property do not provide square footage for their rooms since not every room is exactly like another, however property offer tours seven days a week at each of property buildings. Please call for times and scheduling.

Property manages several dormitory-style student and intern housing facilities in New York City. These are not apartments, and are only open to students and interns. If you are a full-time college student studying at a school in NYC, or a college student coming to NYC for an internship as part of your studies, you are eligible to live with property. Property has more than 25 years of experience offering students and interns safe, high-end dormitory-style housing throughout NYC. Property offers housing on a semester-based system only.

Who can live with Property?

To be eligible to live with property residents must be able to certify either (a) that he / she is currently enrolled as a student and is taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning. Residents must also certify that he/she is currently not listed, and has never been listed, on any state, district, commonwealth or territory sex offender registry. If the applicant is not a resident of the United States of America, the applicant has not been convicted of any sexual offenses that are punishable by the laws of the State of New York. Property is committed to providing its residents with a safe and secure environment where they can pursue their studies or internships. Professional security personnel are posted at the entrance of every property residence 24/7. There are also surveillance cameras throughout the buildings and live-in staff members.

Should they have renter’s insurance?

Property strongly urges residents to carry renters insurance. In an unlikely event of fire, theft, water damage or natural disaster, Educational Housing Services does not accept responsibility for an damage incurred to personal property. Parents are also encouraged to check to see if their home owners policies covers their children’s belongings while at school and if not, there are several companies that are specialized in the area of residence students.
