For international students, if they qualify with a guarantor and the guarantor is conditionally approved, a 1-month security deposit is required. Note: For domestic students, the deposit amount depends on the applicant's qualification.

    If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.

    If you are a student, you can enroll in their Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount.     How Do the Installments Work?

    Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.

    What's Included in The Rate?

    High-speed internet, lawn care, and maintenance are included in your monthly rental installment. Water, electricity, trash and sewer services are billed and paid through SimpleBills.

    Do I Need to Be a Student to Live Here?

    What Is Individual Leasing?

    Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

    What Is a Guarantor?

    A guarantor is an individual who signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

The application process includes verification of income, a credit report obtained on the applicant and/or guarantor, and a criminal history report obtained on the applicant.     Criminal History:

    A search will be conducted for each applicant's criminal history. Applicant information will be entered into a scoring model to determine eligibility. In the event applicant is denied under the criminal scoring model, applicant may appeal the decision and submit mitigating evidence to Landlord. Relevant evidence may include but is not limited to: the facts or circumstances surrounding the criminal conduct, the age of the applicant at the time of the conduct, evidence that applicant has maintained a good tenant history before and/or after the conviction or conduct, and/or evidence of rehabilitation efforts. All appeals will be reviewed within 30 days.

    Occupancy:

    Due to the limited square footage of the bedrooms in, and the dormitory style configuration of, our rental units, we generally limit the occupancy of a private room with a single bed in an apartment unit to one resident and an apartment unit with two private bedrooms each containing a single bed to two student residents. We will consider requests for exemptions from these occupancy standards as necessary to comply with Fair Housing laws, such as, for example, when a resident is the parent or legal custodian of minor children or when the condition of a disabled resident requires a live-in aide.

    A student parent who wishes to reside with a single minor child will be placed in a private bed room with a single bed. A student parent who subsequently has a second child may continue to reside in a private bedroom with a single bed room only if net livable space allows, but in no event, later than the time the second child reaches the age of 24 months. A student parent with two to four children over the age of 24 months will be placed in a unit with two private bedrooms and is required to lease each bedroom.
