What is an individual lease?

An individual lease means independence. When you lease an apartment at The Connector, you’ll sign your own lease agreement. That means that you will be responsible for your portion of the rent, and nobody else’s. The rent you pay pertains to your bedroom and your share of the total cost of the unit. No more worrying about anybody’s finances but your own!

What is the advantage of an individual lease?

With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is a rental installment?

The monthly rental installment is your monthly payment for rent. They do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

What is included in the rental installment?

Your monthly rental installment includes: furniture, high speed internet, pest control and trash. Any other fees such as parking, insurance, water, electricity, etc. will be billed to your account separately.

What utilities are included with rent?

When you pay rent at The Connector, you’re getting more than just an apartment. You’re getting access to a wealth of amenities unlike anything else in Atlanta, Georgia. You’re getting complimentary utilities like trash and blazing-fast WiFi. But most of all, you’re joining a community of explorers and adventurers. The only utility you will be required to pay is your water and electricity usage. The property will make the payment for you based on your unit’s usage and the bill your account for that charge each month along with the $6 utility fee.

Will I need a cosigner for my lease?

At The Connector, they don’t require cosigners for their leases. Instead, they require guarantors. 

What is a guarantor?

Guarantors are a third party outside of a tenant and a landlord that ensure the timely, full payment of rent. Usually, these are financially stable individuals close to The Connector residents.

Will I need a guarantor to lease an apartment?

Unless your income is greater than 3.0 times the rental installment or can qualify through their Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.

Do you have a roommate matching service?

Yes, they do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help them match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for them to confirm that all requests are mutual. You can list your floor plan preference on your application and they will do their best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

Do apartments come furnished?

Yes! Apartments are fully furnished from the day you move in. Each Living room comes complete with a sofa, coffee table, SMART TV, and media stand. Kitchens are decked out with barstool seating, quartz countertops, a large-basin sink with a faucet sprayer, and stainless-steel appliances including oven with full stovetop, microwave oven, refrigerator, and dishwasher. Bedrooms each come with a bed with memory-foam mattress, under-bed storage, desk, chair, closets with standard closet shelving. Bathrooms have glass shower doors, quartz surface vanities, and shower wall panels. Your apartment home also features wood-style flooring, USB power outlets, and an in-home stackable washer and dryer.

Do I need renters insurance?

As a condition of our lease, they require all residents to carry building protection insurance ($100,000) for damage to the landlord’s property during the term of their lease. The good news is they take the hassle off your plate through an automatic Building Protection Fee enrollment. You pay the monthly premium together with rent but the fee does not cover your personal belongings. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you require any of this coverage, you should contact an insurance agent or insurance company of your choice and sign up for a renter’s insurance policy.

Is parking available?

Of course. They have a secure, covered parking garage for the exclusive use of our The Connector residents. To discuss getting your personal parking spot, contact their leasing office. Spaces are limited and leased on a first-come, first-served basis, so be sure to call to inquire about a parking spot today.

Does The Connector have security?

The safety of their residents is their first priority at The Connector. They have round-the-clock surveillance, electronic fob entry, and video doorbells courtesy of Butterfly MX to help keep the premises secure.

Are pets allowed?

Absolutely! You and your furry friends are more than welcome to come call The Connector home. Please ask a leasing agent how you can register your pet!

Where does my mail go?

Each unit at their apartments in Atlanta has its own mailbox in the mailroom on the first floor of the building located near the resident lounge and leasing office. All mail for the entire unit will be delivered there. If a package doesn’t fit in the mailbox, it will be delivered to their leasing office.

Where do I pay my rent?

They make things easy with their online Resident Portal. Paying rent can be done completely online and can even be automated. When you become a resident, you’ll create an account to access your Resident Portal, where you’ll see an option in the dashboard to pay your rent each month. You also have the option to pay in office with cashier’s checks, personal checks or money order. They do not accept cash.

Where do I make a maintenance request?

The Resident Portal is where you can also go to submit maintenance requests. You can see a log of the maintenance requests you’ve submitted and the status of each. You can navigate to the maintenance tab in the portal, or you can simply press the “Submit Maintenance Request” button on the homepage of the dashboard.
