Early Termination by Tenant:-

Tenant acknowledges that there is no right to early termination of the Lease and Tenant will not be released from the Lease for any

reason, including but not limited to voluntary or involuntary school withdrawal or transfer, voluntary or involuntary job transfer, marriage, or property purchase.


However, The Letterman Chicago offers both a sublet and a relet option. In both instances, leaseholder must find someone to take over lease. The relet option is $300 fee and leaseholder is no longer liable after all required paperwork is completed and the new relet is approved. Sublet option is a $600 marketing fee and the leaseholder subletting is still responsible should the new resident default, cause damages in the apartment, etc.

They do not have a security deposit, but rather a lease protect fee that is based on either the lease holders credit or income or their guarantors credit/income.

Frequently Asked Questions

What is a guarantor and what are the requirements?

A guarantor is someone who is financially responsible for the lease. Must be US citizen, make 3x monthly rent, minimum 550 credit score.

Can a resident self-qualify in lieu of guarantor?

Yes, must provide 3 months worth of pay stubs to verify income.

Do you prorate rent?

No, they do not. They take the lump sum of market value rent and divide it into 12 equal installments.

What are the requirements for renter’s insurance?

 Must obtain personal property liability insurance of minimum of $100,000 for the entire lease term.

Can residents live co-ed?

Yes, however they do not match residents co-ed. For example, if a male and female wanted to live together but sign for a 4 bedroom apartment, they would have to fill the entire unit or rent all 4 bed spaces within that unit.

How do I pay my rent and when is it due?

Rent is due the first of each month and may be paid online by ACH, debit or credit card through the resident portal or by check or money order at the leasing office. NO CASH ACCEPTED. Convenience fees may be charged for online payments. Late fees vary by property. Refer to your Housing Contract for more information.

What if I need something repaired in my apartment?

Onsite, professional maintenance team would be happy to help you. They will need some details so be prepared to provide specifics with your requests. You may submit a service request in the following ways: Option 1: Enter a service request through the online resident portal. Option 2: Email your request to your community and a team member will enter a service request on your behalf. Option 3: Visit or call the office during normal business hours and a team member will be happy to enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative. For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.). Please CALL the office at any time. If after business hours, an operator will assist you.

What should I bring to my new apartment?

While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide: COMMON AREA : Electronics and corresponding cords/adapters, dcor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc. BEDROOM : Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, dcor, electronics and corresponding cords/adapters, and anything else that makes you feel at home. 

I am going to be a Guarantor for one of the applicants; will I have to pay the USD 43.50 fee as well?

Yes, they run a screening on every applicant, both guarantors and occupants. These are separate screenings for each person.

 

Does my daughter/son need to apply if I already put in an application for myself?

Yes, if they are 18 years of age or older. This allows us to run the screening required for approval on their lease.

I’m an international traveller, expat, or foreign student. Can I still be approved?

Yes, prospective renters with no US credit score are eligible for lease coverage.  If you are an international student, you'll most likely need a Responsible Party to apply. A Responsible Party is a well-qualified associated guarantor that makes 3 times the monthly rent in total annual income. This individual does not need to be in the US, and their income and liquid assets do not need to be in US dollars.

The person I am guaranteeing for does not have credit. Do you still need to screen them?

To be fair, firm, and consistent they run the same screening on everyone the age of 18+ who applies to live at Central Plaza. If you are going to be an occupant or guarantor of one of our homes, they will run a screening that may include credit and rental background.

What are the minimum Guarantor requirements that a property would typically accept?

If you have a FICO score, the minimum score is 630, and if employed, the minimum total annual income accepted is 3 times the monthly rent. Your income can also include liquid assets. Please contact your leasing agent for more details.

Will my daughter/son and I get a separate lease from the others in our group?

No, there is one lease for each home. All applicants will sign the same lease and have joint and several liability. they treat student leases the same as they do any lease.

 

Am I liable as a guarantor after my son or daughter leaves but their roommates stay behind?

Yes! The personal guaranty remains in effect until ALL residents vacate and the apartment is surrendered empty and free of everyone. This means that you could be held financially liable for persons that you did not intend to personally guaranty when you signed the guarantor agreement.

What documents will you need from me?

If you are an employed US citizen, they will need a copy of your current government-issued ID, your signed letter of employment, thirty days (4 weeks) worth of recent pay stubs, and your two most recent bank statements. If youre an international student, well need your current government-issued ID or passport, Form I-20, and some qualifying documents from your Responsible Party.

How long does the approval process take?

After submitting your application, which should take about five minutes, you will hear back from us within 2-4 business days during normal business hours.

How are they going to pay rent?

A Everyone on the lease will be able to pay online via our resident portal. Upon move in, leaseholders will receive his or her login information and instructions on how to access the resident portal.

 

How long is the lease term?

Unless otherwise stated, our leases are for twelve (12) months.

What happens at the end of the lease term?

Properties is a rent-controlled community. After the initial lease term, the rental agreement will remain in effect on a month-to-month basis. To terminate the agreement, a thirty (30) day notice must be given by the lease holders and the apartment must be vacated.
