What is The Village at Colbert Park?

It’s a high-quality Champaign-area apartment community designed especially with University of Illinois and Parkland College students in mind. The Village features a variety of spacious apartments and townhomes plus a full set of community features such as a 24-hour and yoga studio, business center, pool and sundeck, walking/biking trails, and just minutes to campus with the convenience of our private shuttle bus.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Village has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rent?

Each resident at Property pays a flat rate that includes:

  • Furnishings
  • Internet
  • Water/sewer
  • In-unit laundry
  • Parking
  • Community features – fitness center, pool, shuttle bus, etc.

What size are the apartments at The Village?

The spacious accommodations at Property range from 1 through 4-bedroom floorplans in apartment and townhome layouts, each with a private bathroom for every bedroom, and some with extra half-baths.

Are the apartments furnished?

Yes, all apartments at Property site have a furniture package that includes a full-size bed, a storage dresser plus a couch, coffee table and entertainment stand with television in each living room.

When do the contracts start and end?

The standard term is August 18, 2023 to July 29, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. 

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Village also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Village?

Your living costs at The Village can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Village at Colbert Park. Normal payment deadlines will continue to apply.

Is The Village at Colbert Park open to non-students?

Nearly all the residents at The Village are students at the University of Illinois or Parkland College, and the per-person contracts are designed with students in mind. Nonetheless, The Village at Colbert Park is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Property has a monitored fire sprinkler system and individually locking bedroom doors. Community courtesy patrols are provided 24/7. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Property is pet friendly, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Village?

Property offers free resident parking on-site. Limited guest parking is also available at no charge.

What other transportation options will I have?

Property has a private shuttle bus route to University of Illinois at Urbana-Champaign and Parkland College, weekdays when school is in session during Fall and Spring semesters. Additional weekend service is also available to nearby grocery stores and popular areas near campus. Bicycle racks are also available at The Village, for biking to campus or on the bike paths surrounding the community. There is also an MTD Yellow Line bus stop nearby.
