Cancellation Policies

Replacement Tenant Accepted

For termination, the property only provides a lease takeover option. The student must pay a $300 fee and find a qualified replacement tenant to takeover their lease.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Additionally, you will need to pay an administration fee (non-refundable) of $125 and an application fee (non-refundable) of $75.

How does roommate matching work?

They will do their best to match you with a roommate(s) that meets your needs. The roommate matching form is now part of the application process. Once you’ve completed the form, a leasing specialist will review your responses and pair you with the most suitable roommates based on your selected profile. Their social media is also a great way to connect with potential roommates!

What is an individual term lease?

Individual leasing means peace of mind for both parents and students. An individual lease means you are only responsible for your student’s space, not the full apartment as a typical joint lease would be structured. Common areas are shared responsibility among all roommates (ie, living room, kitchen, etc.). Their term lease structure is a lease that begins on a specified date and ends on a specified date, for one fee. This fee is conveniently administered in 12 installments.

Can I bring my own furniture?

Most of their apartments come furnished, but options can vary. Please call them for details before move-in!

Do they have maintenance service?

Non-emergency requests for maintenance can be submitted via your resident portal at any given time and will be handled by the management staff as soon as possible. Their average turnaround time for maintenance requests is within 24-hours during the work week. 24-hour emergency maintenance is provided by calling the office number. After hours you will be prompted to leave a message, following the automated instructions on the office number. Your message will be responded to by their on-call service technician. It is their express goal to respond to any general service need within 24 hours.

An item in a resident's unit needs repair. How do they get help?

Residents can go to the resident online portal and fill out a service request. In the case of an emergency, residents can call the leasing office during business hours or maintenance on-call line after hours.

What happens if a resident is locked out of their apartment?

Residents can call the office phone number and select to speak with maintenance if they become locked out of their apartment. After-hours, follow the automated message when calling the office to get assistance. What maintenance is a resident responsible for? (i.e. changing fire alarm battery/changing lightbulbs/etc.) Assessing and repair of all maintenance issues, resident service requests, trash take-out, on-site cleaning etc. and contacting vendors when necessary for repair.

How long does it take for maintenance to respond?

Maintenance always responds within 24 hours of the request.
