Security Deposit

<p>A Security Deposit is to be paid upon signing of the agreement which is refundable within 30 days of check-out.</p>

Pay In Instalment

<p>Rent needs to be paid monthly, in advance.</p>

Additional Fees

<ul> <li><strong>Cleaning fee:</strong> Landlords will charge a one-time cleaning fee which covers the cleaning necessary at the end of Tenants’ stay.</li> <li><strong>Utilities fee:</strong> Utility fee is included up to $100, if it goes over the $100, the tenant will be liable for the difference.</li> <li><strong>Cable upgrade (per request):</strong> Landlord provides basic cable and internet. If a tenant would like to have additional channels during their stay an additional charge of $75.00 - $125.00 would be required.</li> <li><strong>Lost/Misplaced Keys:</strong> Please be advised that the landlord must collect all key sets provided at the end of the tenants’ stay. If for any reason the tenant loses key(s) or gets locked out and needs to get back into the apartment, there will be a surcharge of $50.00 to cover expenses for key copies or locksmith if occurring outside of business hours (refer to lease for business hours)</li> <li><strong>Rent Late Fees –</strong> Please be advised that rent is due on the 5th of each month. Please make monthly rent payments with appropriate time to avoid being charged a late fee of $50.00, which will be applied for each time that monthly rent is not received on or before the 5th of each month.</li> <li><strong>Pet Fees</strong>: $350.</li> </ul>

Cooling Off Period

<p>The property has a 30 day cancellation policy- you are able to cancel or shorten your stay as long as the new end date is at or beyond 30 days from the time of your request.</p> <p>If you cancel less than 30 days before your check in date you will be liable for the first month's rent.</p>
