When you enroll in the renttrack program, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date). If youre already a current resident and want to enroll, youre in luck! Up to 24 months of your previous on-time rent payments can be reported to help you build that score even more (small fee applies for this option). The enrollment process is very easy!

Do I need renter's insurance?

In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. Do I have to be a student to live at the venue?

You don't! As long as you meet our qualifying criteria you're welcome to apply and sign a lease!

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

How do I receive mail and packages?

You will receive mail in your designated mailbox. If you receive a package, you will receive an email from luxor once your package is in the luxor locker.

What do I need to bring to my new apartment?

They suggest you bring bedding for a full-sized bed, toiletries, dishes/cookware, and decorations for your new room!

What is a guarantor?

A guarantor is someone will guarantee that you will have rent paid when it is due. Some applicants use this as a form of qualification for our application process.

Why do I need to pay on august 1st when I move in august 18th/20th?

Rent is technically due on the first of every month as outlined by your lease contract. We do require monthly installments that are not subject to proration, even for the first month.

What are the measurements for our windows?

Both our bedroom and living room windows are 25in x 72in.

What if I want to bring my own furniture?

Our units do come fully furnished. If you have any extra living room furniture, you may be able to fit another couch or chair in our spacious living rooms! If you would like to bring your own bedroom furniture, you can opt to pay for storage for the furniture, already in place in the apartment, at a local storage company.

What is a ppa?

A ppa, or pre-paid rent addendum, is a form of qualification for our application process. This entails paying your first month's rent, and last two month's rent upfront, within 7 days of signing your lease. Please contact the leasing office for more information on this process.

The person I am guaranteeing for does not have credit. Do you still need to screen them?

To be fair, firm, and consistent they run the same screening on everyone the age of 18+ who applies to live. If you are going to be an occupant or guarantor of one of our homes, they will run a screening that may include credit and rental background.

What are the minimum Guarantor requirements that the apartment would typically accept?

If you have a FICO score, the minimum score is 630, and if employed, the minimum total annual income accepted is 3 times the monthly rent. Your income can also include liquid assets. Please contact your leasing agent for more details.

Will my daughter/son and I get a separate lease from the others in our group?

No, there is one lease for each home. All applicants will sign the same lease and have joint and several liability. they treat student leases the same as they do any lease.

Am I liable as a guarantor after my son or daughter leaves but their roommates stay behind?

Yes! The personal guaranty remains in effect until ALL residents vacate and the apartment is surrendered empty and free of everyone. This means that you could be held financially liable for persons that you did not intend to personally guaranty when you signed the guarantor agreement.

What documents will you need from me?

If you are an employed US citizen, they will need a copy of your current government-issued ID, your signed letter of employment, thirty days (4 weeks) worth of recent pay stubs, and your two most recent bank statements. If youre an international student, well need your current government-issued ID or passport, Form I-20, and some qualifying documents from your Responsible Party.
