If your plans change, and you no longer intend to live, you do have options to re-let your space to another person.

Cooling Off Period

Once the lease is signed, residents are granted a 72-hour cancellation period. Any cancellation request must be submitted in writing within this timeframe.

No Place No Pay

If a student does not secure a place at their intended educational institution, they may cancel their booking.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

When are my rental installments due?

All residents are required to maintain an active renter’s insurance policy. Coverage may be provided through a parent’s insurance provider or obtained through the resident portal for a small additional fee per installment. Renter’s insurance typically covers personal belongings in the event of a loss.

What if I need to break my lease or do not plan on returning for the spring semester?

Lease terms and early termination options are outlined in the lease agreement. Residents should contact the leasing office directly to understand available options and any applicable fees.

How do I request maintenance in my bedroom or apartment?

Maintenance requests can be submitted through the resident portal or by visiting the leasing office. Updates are provided via email. For emergency maintenance after hours, residents should call the leasing office and follow the prompts to reach the on-call maintenance team.

What furniture is provided?

Bedrooms are fully furnished with a full XL bed, four-drawer dresser, desk, and chair. The living area includes a couch, side chair, coffee table, entertainment center, and a 55-inch TV. The kitchen is fully equipped with quartz countertops, barstools, and energy-efficient appliances including a stove, refrigerator with ice maker, microwave, dishwasher, and a full-size washer and dryer.

How do I receive mail and packages?

Each resident receives a key to the apartment mailbox. Packages are delivered to secure package lockers near the leasing office or placed in an oversized package room for pickup. Notifications are sent by text and/or email when a package arrives.
