  • Early termination by students
    Students may request an early release from their tenancy by submitting a request to the Release Review Panel. Release requests are considered only under approved exceptional circumstances. If leaving before the end of the tenancy, the tenant remains responsible for paying rent until a suitable replacement tenant takes over the contract. A reasonable administration charge applies.

  • Replacement Tenant Accepted
    Up to and including 45 days before the tenancy start date, tenants may cancel their booking, subject to a reasonable administration charge. Within 45 days before the tenancy start date, cancellation is permitted only if a suitable replacement tenant is found. The replacement tenant may be found by either the tenant or the property. If the property is responsible for finding the replacement tenant, it will only begin doing so after all other available rooms have been let. If no suitabl

  • Extenuating Circumstances
    Contract release requests may be considered by the Release Review Panel under exceptional circumstances. Eligible circumstances include: Death of the tenant. Serious illness or serious incident affecting the tenant. Illness or disability requiring withdrawal from the university course.   • Other cancellation policies
    Cancellation requests must be submitted in writing to the on-site team as soon as possible. Refunds, where applicable, are normally processed within 14 working days. The property may withdraw an accommodation offer or cancel a contract if the student has outstanding fees from a previous stay. A reasonable administration charge applies where applicable.

  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

    Booking Deposit

    A £400 advance rent prepayment is required at the time of accepting the accommodation offer. The advance rent prepayment is credited towards the first rent instalment.

    Pay In Instalment

    Rent can be paid in instalments. Instalment dates vary depending on the tenancy agreement and are detailed in the accepted contract.

    Mode Of Payment

    Students paying by instalments must set up a Recurring Card Payment (RCP). International students can make payments in their local currency via the global payment portal using bank transfer, card, or supported eWallet payment methods.

    Guarantor Requirement

    A UK-based guarantor is required. The guarantor must be able to provide proof of eligibility. Guarantor agencies are not accepted.

    How big is the bedroom?

    Each room is unique, so exact measurements may vary. The property can provide an approximate room size, and floor plans on the property pages show the room layout.

    Can I choose to live with my friends?

    Yes, the property will try to accommodate friends in the same flat, subject to availability. When applying, each person should provide the names and contact details of the people they wish to live with so the applications can be linked. If applying through a university, each person should provide the names of those they wish to share with. The property will also try to accommodate same-gender preferences, although this cannot be guaranteed except in under-18s accommodation.

    Can I choose who I live with?

    The property will try to allocate you with like-minded people and can consider requests to live with specific people, but this cannot be guaranteed.

    What items do I need to bring with me?

    You should bring bedding and covers, clothes, shoes, towels, personal items such as photographs, and your laptop and other study essentials.

    Who is responsible for the cleaning?

    Residents are responsible for keeping their own flat and bedroom clean, while communal areas are maintained collectively by residents.

    Can I personalise my room?

    Yes, you can personalise your room by using the pin board to display posters and photographs.

    Can I stay in my room during the holidays?

    Your room remains yours during the Christmas and Easter holidays, and you may be able to stay during the summer depending on availability.
