What is a Welcome Package?

Your Welcome Package is a document that contains important information regarding the building and your apartment, as well as the contact information of your Property Manager. The access codes to the building and to the apartment are also exclusively included in your Welcome Package.

Can I end my parking agreement if I no longer require a spot?

You may end your parking agreement by providing a written thirty (30) days' notice to your Property Manager. The termination date must be the last day of the month.]

The parking spots are reserved for permit holders only. Unfortunately, visitor's parking is not available.

How do I secure a parking spot?

In order to secure a parking spot, Residents must sign a parking agreement. The parking fee is separate from the rent and may vary depending on the location.

As the Guarantor, what amount may I be subject to pay?

As the Guarantor, you are liable for the total lawful rent payments and any other charges and arrears that the Resident has accumulated during the tenancy.

How long am I liable to be a Guarantor?

You are the Resident's Guarantor during the entirety of the tenancy.

What is a Guarantor?

A Guarantor is a person over the age of eighteen (18) that is financially responsible for the Resident, should the Resident ever default on rent.

How can I request a copy of my lease agreement?

As the leasing process is completed online, the Resident automatically receives an electronic copy of their lease agreement. Should the Resident have misplaced their lease, a new copy may be requested by sending an email to their Property Manager.

How can I schedule an apartment viewing?

Please contact the leasing agent in order to schedule an in-person or virtual viewing of the apartment you are interested-in.

Can I smoke in the building or in my apartment?

It is strictly prohibited from smoking within the building or the apartment. Smoking is only permitted outside of the building, at least nine (9) metres away from any entrance or window.

Can I have additional cleaning services?

Additional cleaning services may be arranged at an extra cost. Please contact your Property Manager to discuss your options and make the necessary arrangements.

Can I proceed with a sublet or a lease assignment?

Yes, as a Resident you are allowed to proceed with a sublet or a lease assignment. To do so, you and the subtenant or assignee must sign the required forms and complete the payment of the administration fee. The subtenant or assignee must meet the minimum requirements needed to lease the properties. Please note that it is your sole responsibility, as a Resident, to find a subtenant or assignee.

How do I submit a maintenance request?

Residents can submit a maintenance request through the Resident Portal. When completing a maintenance request, please provide as many details as possible. For after-hours emergency, please call the emergency number provided on your Welcome Package.

How do I request my rent receipt for tax purposes?

Residents can request a rent receipt for tax purposes by sending an email to their property manager, which can be done directly through the Resident Portal.

What methods of payment are accepted?

They encourage their Residents to complete all rent payments by direct deposit or credit card through the Resident Portal. Residents can also pay by debit card at their Office, or provide them with cheques.

When is rent due?

The rent is due and is required to be paid in full on the first (1st) of every month. Appropriate action will be taken should the rent not be paid on time.
