You cannot transfer, assign, or sublet your lease or any part of your unit without the landlord’s permission. The landlord can say no, but they must consider any reasonable sublease request.

If you want to re-let your unit, you must give the landlord written notice.

If the landlord approves a replacement tenant, the following will apply:

The new tenant must pay the $350 application fee right away.
You (the departing tenant) must pay for any damage to the unit or property that occurred during your lease.
You must pay the re-let fee as stated in your lease.
The replacement tenant must meet the landlord’s rental criteria.
The replacement tenant must sign a new lease and all addenda, and any guarantor must sign a new guarantee.
A rekeying fee will apply if the landlord needs or you request to change the locks.
Once the replacement tenant moves in, you are no longer responsible for the lease or any obligations for the rest of the lease term.
