To be eligible to rent a room in the residencies, the applicant must be able to certify either (a) that they are currently enrolled as a student and are taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning.

What are the dates I can make a reservation / sign a lease?

Residents may book by semester, quarter, 3, 6, 9 and 12 month intervals. To view availability, go to the residence you are interested in, and look for the semester options in the Rooms & Rates section.

What is included with the room? Amenities? What does they provide and what do I need to bring?

The room rate includes all utilities (water sewer gas, electric, trash, high-speed wifi, , AC/heat), a fully furnished room (twin bed, desk, dresser or closet, desk with chair), and communal study and kitchen areas.

How does room selection work?

Rooms are assigned on a first come, first served basis depending on your room type. They cannot guarantee views, floor numbers, closeness to elevators, etc.; however, if you have any special requests, please let them know and they will do their best to accommodate. If you reserved your room directly with your school/company, they will handle all pairing and room allocation.

Does they offer meal plans / food service?

Since property is not on-campus housing, they do not offer meal plans. However, all of their facilities offer in suite or communal kitchens for residential use. Their residencies are well located, so you can find restaurants, cafés, lounges & more near you.

What is a Guarantor? Who can be one?

A guarantor is a person over the age of 21, usually a parent, who agrees to be responsible if you are ever unable to fulfill the financial obligations of your housing agreement. If you can't get a parent to be a guarantor, the next best bet would be a relative or friend.

What does property provide, and what can I bring? What size are the beds?

They provides the following depending on occupancy: A twin XL bed, a desk and chair, a dresser, a shared closet, mini-fridge, and microwave. Please note property does not provide towels/linens, kitchenware or housekeeping. Outside furniture is prohibited in the residence to ensure fire safety and cleanliness of the rooms. For a full packing list, please read their student life handbook which is shared during the reservation process.

What will my contract dates be? When can I move in/move out?

Property books all reservations by the semester with both 9 and 12 month options:

How do I make a reservation?

To complete a reservation, please follow the steps below:

1. Complete online application registration and $80.00 application fee

  • Approval takes up to 5 business days

2. Sign License Agreement

  • Upon approval, you will receive a conditional offer via email to sign a housing license agreement.
    Due to high demand, housing license offers expire within 48 - 72 hours from the date of the initial offer.
    NOTE: If you miss your signing deadline, please contact us again and if the room is still available, we will resubmit a new offer.

3. Complete Reservation Fees:

  • Pay a security deposit equal to one full month of rent.  This deposit is refundable at the expiration of your license agreement, and is held as collateral for the reservation, damage, cleaning, etc.
  • Pay membership fee of $250 (non refundable).

4. Reservation Complete!

What documents do I need to provide on my application?

Eligibility:

  • Proof of Enrollment Letter from a College University, or Educational Program
  • Photo ID, State or Passport (if International provide F1 or I-20 Visa)

Financial Eligibility:

  • Self Qualify – pass a credit & background check, provide proof of income / financial aid funds = 2x value of term contract
  • Qualify With Guarantor – Guarantor passes a credit & background check, provide proof of income / financial aid funds = 2x value of term contract

What is the $250 membership fee for?

This membership fee allows them to provide thoughtful services and unlimited access to all common areas. Every resident is required to pay a membership fee in order to reside with them. The fee will be a one time charge and it will be charged upon signature of any license agreement.

Can I choose my roommate?

Yes – you may enter your preferred roommates name on the application.  Once both students have submitted an application you will be matched together based on name you have entered in the roommates field.

What is the move in process?

To move in, residents are required to follow the steps below:

1. Complete 1st Months Rent:

  • 1 month prior to move in, theywill post your first months rent and send an email with payment instructions.  1st months rent is required to be paid in advance, so they can provide a seamless move in process.

2.Complete Move In Information Tab on Resident Portal

  • Prior to move in, all residents are required to acknowledge building and handbook policies, certify covid-19 vaccination and choose a move in time / slot.
  • After the move in acknowledgements are complete, you will receive a notification with your assigned room number, your move in appointment info, as well as your roommates basic contact info (if you apply for a shared room).

3. Prepare for Move In Complete!

I don’t need the room for the entire period. Can the rate be prorated for the weeks I won’t be there?

No, unfortunately they do not offer any prorated room rates outside of the contracted dates.

After reserving my room, when do I receive information about check-in, what to bring, etc?

You will also receive an email from them providing you with all of the information you need a couple of weeks before your move-in date.

What forms of payment are accepted?

They accept all major credit and debit cards.

What is the cancellation policy?

To ensure the integrity of your reservation, all cancellation requests MUST be received by them through DocuSign or sent via certified or registered mail and Your request MUST be processed by DocuSign or via email/fax by 11:59 pm, New York City Time, or postmarked on or before the cancellation deadlines set forth below to be eligible for a refund. Cancellation requests processed or postmarked after the deadline or sent via a different method will result in NO REFUND of monies paid as well as collections proceedings.

Cancellation deadlines by semester:

a. Fall Only Reservations - July 1st

b. 9 and 12-month Reservations- July 1st

c. Spring Only Reservations- Nov 1st

d. Summer Only Reservations - April 1st

Cancellations received or postmarked after the deadline will NOT receive refunds and the client will be responsible for the full cost of the reservation pursuant to the License Agreement. If there is a guarantor on the license agreement, the guarantor will also be responsible to guaranty payment pursuant to the License Agreement and the Guaranty. The client also understands that the Membership Fee is NON-REFUNDABLE and NON-TRANSFERABLE.

Can I use financial aid to pay for housing?

You can speak with your school when applying for financial aid, and let them know that you will need funds for living expenses. Since financial aid is typically paid to you directly, You need to coordinate how the funds get from your school/other third party to the property.  A security deposit payment, membership fee, and 1st months rent payment is required to be paid before move in.
