What is an individual lease?

An individual lease is a per-bed space lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments and do not have to worry about whether your roommates pay on time.

Do you offer roommate matching services if I don’t have enough people to fill my apartment?

Yes. A roommate matching program is available. After completing the roommate profile in your application, placements are made based on similar lifestyles and habits. A third-party roommate matching app is also available to create profiles and match with potential roommates.

Is renter’s insurance required? Do you provide renter’s insurance?

Each resident is required to have an active liability insurance policy. Coverage may be provided through a parent’s insurance provider, or you can enroll through the resident portal for a small additional fee per rental installment. Additional coverage can also be purchased to protect personal belongings.

What utilities are included in my installment?

Your installment includes fiber internet via Wi-Fi or ethernet and trash service. Residents are responsible for electricity, water, and sewer charges.

What if I am an international student? What documentation do I need to provide?

International students are required to provide a copy of their student visa during the application process. Instead of a guarantor, students may choose to prepay the last two rental installments prior to move-in.

Are the units fully furnished?

Yes, all apartments come fully furnished. Each resident receives a full-size bed with headboard and pillow-top mattress, a four-drawer under-bed dresser, a study desk with USB ports, and a desk chair. Common areas include furniture such as an entertainment stand, 65-inch Smart TV, coffee table, sofa, side chair, and barstools. Larger units may include a sectional sofa.

Do you provide in-unit washer and dryer?

Yes. Each unit includes a dedicated washer and dryer.

What are the townhome units and where are they located?

The townhome units are located on the first floor of the building and feature dual private entrances on the ground and second floors. These units also include private balconies. Select townhomes offer expanded social areas, including a pool table for gatherings.

How fast is the Wi-Fi?

Residents can enjoy up to 1-gigabit internet speeds. Each unit has its own Wi-Fi router, along with ethernet ports in both bedrooms and common areas.

Do you allow pets?

Yes, the property is pet-friendly. Restrictions may apply.

Do you have maintenance staff? How do I place a work order?

On-site maintenance is available to assist with repair needs. Work orders can be submitted through the resident portal. For emergency maintenance after hours, residents should call the leasing office and follow the prompts to reach the maintenance team.
