Cancellation Policies

Early termination by students

Exit-related fees may apply if a student terminates their lease early. Relet fee: $750.

Replacement Tenant Accepted

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pay In Instalment

Rent needs to be paid monthly, in advance.

Mode Of Payment

Debit/credit card, ACH, money order, and online payment. Note: Cash is not accepted.

Guarantor Requirement

The property requires a guarantor unless one of the alternative qualification options is met. Students can self-qualify based on their credit and income eligibility. Self-qualified applicants are required to pay a $200 application fee at the time of signing. International students can qualify with a passport and an I-20.

Booking Deposit

You will need to pay an administration fee (non-refundable) of $150 and an application fee (non-refundable) of $35.

Security Deposit

A refundable security deposit equal to 2 months' rent can be used as an alternative to a guarantor. International students may be required to pay a refundable security deposit equal to 2 months' rent at the time of signing.

Additional Fees

DLW: $17.00 Per Month Unit transfer fee: $150 per occurrence. Self-qualified application fee: $200 at the time of signing.
