University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

A 14-day cooling-off period is available.

No Visa No Pay

No exception is provided for visa refusal. The tenant must terminate the tenancy in accordance with the applicable contract termination terms.

Early termination by students

Fixed-term contracts cannot be terminated before the end of the contract term. Flexible contracts may be terminated by giving 3 months' notice to the end of the month. Termination must be submitted in writing with the original handwritten signature. Termination may be submitted in person to the House Manager or by post. Termination by telephone, email, scanned copy, or digital signature is not accepted. The effective receipt date is the date accepted by the House Manager or the date

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

No booking deposit is required. The first month's rent must be paid in advance. The booking must be completed within 5 days.

Security Deposit

Deposit Amounts The security deposit varies according to the apartment category: The Cozy: 3× cold rent. The Standard: 2× cold rent. The Spacious: 2× cold rent. Payment Timeline Must be transferred at least 14 days before the start of the rental period. Must be paid before key handover. Garentii (Alternative Deposit Option) Available as an alternative to the traditional security deposit for eligible properties. Covers outstanding rental payments, operating costs, damages, and cosmetic repairs up to the security deposit amount. Any amount paid by Garentii on behalf of the tenant must be reimbursed by the tenant.

What happens to my letters and parcel?

Every tenant gets his/her own personal letterbox and can collect mail there. It is important that you always include your apartment number with your address. Standard-sized parcels are accepted by the host and can be collected from the lobby during opening hours. You will be informed by email.
