- If the applicant does not satisfy the qualifying income or have qualifying credit history, the applicant is required to have a guarantor who meets the income and qualifying credit history requirements. A guarantor is someone who will be financially responsible for the lease agreement, typically a parent or guardian. Guarantors must reside in the United States and have a valid SSN.
- Applicants who cannot satisfy these criteria or do not have a guarantor that satisfies these criteria must pay a deposit equal to one months’ rent.
- Applicants who cannot meet one of the above income requirements, credit requirements, do not have their own guarantor, or whose personal guarantor does not qualify, still have the option to apply with their third-party cosigning partner, Leap, or use the Guarantor Waiver Program (GWP).
- The applicant must earn a monthly gross income equal to or greater than three (3) times the monthly rent and must have qualifying credit history to be accepted without a guarantor.

The Security Deposit can be retained by us as liquidated damages if you fail to sign your lease contract or meet a qualifying method within 48 hours or fail to attempt to cancel within 72 hours of application
