What is Lark Athens?

It’s a high-quality Athens apartment community designed especially with University of Georgia students in mind. Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark pays a flat rate that includes:
Attached garage parking (one space per bedroom) Furnishings (optional package for additional charge) In-unit laundry Community features – pool, fitness center, etc.

What size are the homes at Lark?

The spacious accommodations at Lark range from studio through 4-bedroom floorplans, with available private bedroom-bathroom suites. Two-story townhomes are also available in 2 and 3-bedroom floorplans.

Are the homes furnished?

Lark offers an optional furniture package for an extra charge in select apartments, which includes a queen-sized bed and frame, a storage dresser, desk and chair in each furnished bedroom, plus a sofa, chair, coffee table, entertainment stand in the living room. Availability of the furniture package is limited. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 09, 2203 to July 22, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark. Normal payment deadlines will continue to apply.

Is Lark open to non-students?

Nearly all the residents at Lark are students at the University of Georgia. The per-person contracts are also designed with students in mind. Nonetheless, Lark is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Lark is a secure-entry community with a monitored fire sprinkler system, plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark is pet-friendly, subject to limits on animals and breed. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Each resident at Lark receives free parking in the attached parking garage (one space per bedroom). Limited guest parking is also available.
