This fee is due upon submission of your electronic application. Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease. Security Deposit (refundable) – $100 – This fee is due upon move-in and is refundable at the end of your lease term. Monthly fees Trash fee – $5/month Pet fee – $35/month per pet. There is a one-time, non-refundable pet deposit of $350. Annual Fees Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by ClearCharge to set up your utilities each lease term. It is not due until you move in. What is an installment?

Your contract is based on a total amount that is divided into 12 equal installments for convenience. The first installment is due August 1 and the last on July 1 unless you renew. August rent is not prorated.

When is my installment due? How do I pay for my installment?

Installments are due by the first of each month. Payments can be made through your resident portal using a debit/credit card or e-check. You may also bring or mail a physical check or money order to the leasing office.

What if I need to break my lease or plan to go home for the summer?

All leases are 12-month installments. If you need to leave early, you may relet your unit by finding someone to take over the remainder of your lease. Please contact the Rambler Athens team for details.

Can I switch floor plans if I’ve already signed a lease?

Yes, subject to availability. Rates may change depending on the new floor plan. A new lease must be signed. Guarantors will be notified but do not need to re-sign.

Do you offer double occupancy?

Yes, double occupancy is available in studio and 1-bedroom apartments for an additional $100 per month.

What is UpCredit rent reporting and how does it work?

UpCredit is an optional credit-building program that reports on-time rent payments to Experian, TransUnion, and Equifax. Beginning March 1, 2026, residents are automatically enrolled for $9 per month, billed with rent. Eligible payments are reported monthly with no extra steps required. Residents may opt out at upcredit.us.

Rental insurance – Residents are automatically enrolled in a liability waiver program for $12.95 per month. Are the units furnished?

Yes. Each resident receives a full-size bed and mattress, under-bed or stackable dresser drawers, a study desk, and chair. Studio units include a sofa, coffee table or entertainment stand, and wall-mounted Smart TV. Standard floor plans include common area furniture, Smart TV, sofa, coffee table, barstools, and in larger units, accent chairs.

How fast is the Wi-Fi at Rambler Athens?

Residents receive up to 1 Gigabit speeds per user with Personal Area Network (PAN) capability for connected devices.

How tall are the ceilings?

Ceilings are nine feet tall.

How large are the windows?

Windows range from 3×6′ to 6×6′ in most units. Refer to specific floor plans for details.

What size shower curtain should I order?

The shower/tub combo is 78″ tall and 58″ wide, so a standard 72″ shower curtain fits. Stand-up showers have glass doors and do not require a curtain.

What is an individual lease?

An individual lease is a per-bed lease. You are responsible only for your own installment payments and not your roommates’.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer who qualifies based on income and credit. To qualify, a guarantor must earn 3x the monthly installment, have a credit score of 601 or above, have no bankruptcy in the past seven years, and have a passing RV Index Score. Residents must secure their lease by signing with a qualified guarantor, prepaying two installments, enrolling in the Guarantor Waiver Program (GWP) offered by Leap (full-time students only), or enrolling in the Rent Guaranty Program offered by Leap.

If I’m an international student, do I need a guarantor? What documentation is required?

Applicants without U.S. credit or a guarantor may prepay two installments, which apply to the final two months of the lease term. International applicants must provide at least two of the following: passport, INS documentation, proof of U.S. employment, I-20, or proof of enrollment.

Why do you need my Social Security number?

It is required to run standard credit and criminal background checks. All personal information is securely encrypted through Entrata’s systems.

How do I lease an apartment?

Complete the online application. Provide required personal, guarantor, and identification details. Sign the lease electronically once approved. Receive email updates regarding move-in and community information.

Is renter’s insurance required?

Residents are automatically enrolled in the liability waiver program for $12.95 per month. You may opt out by providing proof of third-party renter’s insurance with at least $100,000 liability coverage.

How do I sign a lease if I’m under 18?

A parent or guarantor over 18 must complete the application and act as the primary applicant. Contact the leasing office for assistance.

What is IncomeIQ and how does it work?

IncomeIQ, powered by Plaid, is an income verification tool. After signing your lease, you will receive instructions to securely verify income before final approval.

Do you offer roommate matching?

Yes. Contact the leasing office to learn more about roommate matching services.

Is on-site parking available? How much is parking?

Standard and reserved parking spaces are available for an additional monthly fee. Contact the leasing office for pricing and availability. Parking is limited and not guaranteed. Parking for 2025–2026 is currently sold out, and a waitlist is available.

What is the parking garage clearance?

The parking garage clearance is 7’2″.

When can I move into Rambler?

Move-in day is August 14, 2026. The team will provide updates regarding possible early move-in options.

Do you have maintenance staff? How do I request maintenance?

Submit a maintenance request through your resident portal or contact the leasing office. Maintenance staff will be in uniform and will not enter without approval.

How do I set up and pay for utilities?

Utilities are managed by ResidentUtility through Entrata. Monthly charges are posted to your resident portal for payment.

What kind of security does Rambler provide?

Do you allow pets?

What level is my apartment on?

The level depends on your floor plan type and apartment number. Refer to the site plan for details.

How are the apartments laid out? Can I lease a unit next to my friend?

Each level offers a variety of floor plans. The leasing team will do their best to accommodate requests to live near friends, subject to availability.

What happens on a tour?

Tours are held in the leasing office on the second floor. A leasing team member will guide you through the building, discuss housing needs and floor plan options, and answer your questions.
