To reserve your room you have to pay security deposit (refundable) which is equivalent to €800. 1. Refund Conditions The security deposit will be refunded in the following cases: a) If the Resident does not obtain a place in the university or educational institution in the degree indicated as the option in the reservation form, or in any of the degrees requested in the city of the university pre enrollment, provided that the latter matches the first choice. To request a refund, a copy of the official university non admission document must be sent by email. If this is not available, a copy of the results sheet for place allocation (university pre enrollment) and proof of enrollment at the university in the city where they finally enrolled must be sent. The supporting documentation must be sent before July 15. b) If the Resident does not obtain the entry visa to Spain and sends an official supporting document within one week from the communication of the denial, and before the start date of the contract. c) If the Resident withdraws from the university due to a justified cause and according to the conditions established in the accommodation contract. d) When the accommodation contract ends, provided that all obligations stated in it have been fulfilled. 2. Non Refund Conditions The security deposit will not be refunded in the following cases: a) If the Resident voluntarily renounces the allocated place in the Residence at any time after accepting the contract. b) If the Resident is admitted to the university or educational institution in the degree indicated in the reservation form, or in any of the degrees requested during the pre enrollment, and voluntarily chooses to study at another university or institution in the same or a different city. c) If the Resident does not communicate in writing (with an official document) within the period indicated above that they have not been admitted to the university or institution indicated in the reservation form, and voluntarily decides to study elsewhere. d) If the Resident does not communicate in writing (with an official document) within the indicated period that their entry visa to Spain has been denied. e) If the Resident withdraws voluntarily and without justification before the end of the accommodation contract period. f) In the case of expulsion from the Residence.
A guarantor is mandatory to secure and guarantee the tenant’s rent payments. The guarantor must demonstrate sufficient annual income and financial stability. The guarantor’s annual income should be approximately three to four times the annual rent. Domestic and international guarantors may be accepted, subject to successful verification. Required documentation typically includes: Proof of identity (ID or passport) Proof of income (salary slips, tax returns, etc.) A signed guarantor agreement, if applicable The guarantor may be required to undergo a credit or background check. Third-party guarantors are accepted provided they meet all financial and documentation criteria. The guarantor is responsible for ensuring rent payments in case the tenant defaults, making guarantor approval a critical part of the lease process.
