An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

How long is the lease agreement?

The lease term is 11.5 months. The upcoming Fall lease term begins August 18, 2023 and ends July 24, 2024.

How do I know if I qualify?

Future residents can qualify on their own or with a guarantor.

What utilities are included in the rent?

Your rent includes internet. There is a fee of $64 per bedroom for water and sewer combined. Electricity is billed for usage.

How do I pay rent?

Simply pay rent online or using the Resident Portal mobile app. Or if you prefer, you can always pay in their office via check or money order.

Do my roommate and I pay the same rate?

Not necessarily. At Oktiv, they do individual liability leasing which means that your lease agreement only applies to your individual bed space.

Do you accept pets?

Yes - their pet-friendly community welcomes cats, dogs, and fish. They limit pets to one furry friend per lease. They do not accept birds, reptiles, amphibians, rodents, arachnids, insects or any other small mammals that are not cats or dogs.

Do you have any breed restrictions?

Their community does not accept the following breeds: Akita, Chow, Doberman, Pit Bull, Rottweiler, American Staffordshire Terriers, English Staffordshire Bull Terriers, Wolf hybrids or any mix of the mentioned breeds are not allowed.

What are the fees for having a pet?

They require a $250 non-refundable registration fee for each pet and a pet rent fee of $30 per month.

Is there a weight limit or restriction?

At this time, they do not have a weight restriction.

What is included in furnished units?

Bedrooms: Full-size memory foam mattress, bed frame, night stand, desk, desk chair, stackable dresser drawers (4 large drawers), ceiling fan and overhead light in each room. Living room: Couch, coffee table, and TV stand. Appliances: Washer and dryer, dishwasher, garbage disposal, microwave, oven, full-size refrigerator and freezer with ice maker. Not included in any units: Linens, towels, shower curtains, dishes/utensils, decorations, soaps, toilet paper, rugs, mats, floor lamps and table lamps.

How does the roommate matching program work (individual leases only)?

If you’re applying to one of their private bedroom floorplans, the application offers an exclusive roommate-matching service. If you would like to participate, you can complete the roommate matching form built into your application. The form allows you to make notes of any friends applying at Oktiv that you would like to live with. The form also asks you to input your hobbies, interests, sleep routines, pet preferences, and study habits. Inputting this information helps them match you with someone with similar interests, you’ll like living with throughout your lease term.

What if I don't like my roommate after move-in?

If there are differences between roommates they offer roommate remediation. If the conflict cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply.
