What will you do to prepare my apartment before I move in?

They paint, punch (repair any maintenance issues), clean or replace carpet/planks, and clean the apartment.

Do you have on-site maintenance?

Their maintenance staff is onsite Monday through Friday from 8:00am until 4:30pm, but they have 24-hour on call emergency maintenance.

Do I have to be present for a service technician to perform work?

No. You do not need to be present for work orders to be completed.

An item in my unit needs repair. How do I get help?

You can either call the leasing office or go online and put a work order for the things that need repair. They prefer that you log into the RentCafé Portal and enter your maintenance request. You can also contact the Leasing Office via telephone and they will write up a work order.

What happens if I am locked out?

You can call Emergency Maintenance if it's after hours. If it's during office hours, you can stop by the office and they will let you use your key but you have to return it. You may call the Leasing Office during business hours or Emergency Maintenance after business hours. They will need to verify your identity and that you are an authorized leaseholder or occupant. You will be charged a fee for this service.

Yes, they offer furnished apaprtments and their sister property Park Heights by the Lake does also.

How long does it take for an application to be approved?

24-48 hours, however can take longer depending on when verifications are received back.

What are my options for paying my rent?

Online (through their RentCafé App) money order, debit or credit card (in the office in person). The preferred method of payment is through RentCafé, which accepts both ACH or credit/debit card. They also accept check, credit/debit, or money order in the leasing.

Am I required to purchase renter's insurance?

Yes, minimum of $10,000 personal $100,000 liability. If using a third party aside from resident shield, must be listed as additional interested party.

Which provider can I use for Internet and cable?

Internet is provided for free through Everywhere Wireless. Their only cable provider is AT&T U-Verse.

If my situation changes can I get out of my lease?

Early termination fee is equal to one month's rent and would require a 60-day written notice.
