Payment and Fees
Security Deposit
A €100 down payment is required to secure the studio. The studio is not reserved until the €100 down payment has been completed and may be booked by someone else in the meantime. The €100 down payment is non-refundable. The €100 down payment is deducted from the first month’s invoice.
Pay In Instalment
Payment is due before the 1st of each month. If payment is not received before the 1st of the month, payment arrears occur, and a reminder will be sent. If payment remains unpaid for 14 days, collection costs will be charged. In exceptional cases, a payment plan may be arranged to pay off payment arrears in instalments.

Credit card, direct debit, and bank transfer
Guarantor Requirement
If the tenant is 18 years or older, then no guarantor is required; if the tenant is less than 18 years, then the tenant requires a guardian. Note: If the tenant is under 16 years of age, then they can not stay at the property.
Booking Deposit
€1,000 deposit is required for a private studio. €600 per person deposit is required for a shared studio. Before refunding the deposit, outstanding costs such as payment arrears or studio repair costs will be deducted. If rent is paid by direct debit, the remaining deposit is refunded one month after the end of the contract. If rent is not paid by direct debit, bank details must be provided one month before leaving for the remaining deposit to be refunded one month after the end of the contract. The first payment includes the first month’s studio fee, a €50 reservation fee, and the applicable deposit.

What is the relocation policy?
Once you have made your studio selection, switching to a different studio is not possible. Your contract will be finalized based on the studio you selected during the online booking process.
In exceptional cases where relocation becomes essential, for example, due to a technical issue, they will contact you personally.
Is someone else allowed to live in my studio temporarily?
Subletting without their permission (renting your studio to someone else) and cohabitation (living with someone) are not permitted and result in a fine for violating the contract.
Is studio sharing allowed?
All property management studios are designed for single occupation only. Sharing your studio to live together with a friend or partner is therefore not allowed.
When and how is my studio inspected?
You're expected to leave your studio empty, clean, and in good condition for the new tenant.
Your contract has a fixed end date. You must check out and return the keys to your studio no later than the end date. The duty manager will inspect your studio after you have left.
Is it possible to transfer my studio to someone else?
Unfortunately, transferring your studio to a friend or family member is not possible. To ensure fairness for all studio seekers at this property management, your studio will be listed on the website for others to apply.
