TVs are provided to1 Bedroom Apartmentsonly. However, there are wall sockets for aerials for free to air TV in all apartments, and residents are able to bring a television with them if they would like. We advise to wait to meet all your roommates if you are in a shared apartment to see what each person brings with them, one of your new housemates may be willing to share a TV with the whole group!

Are meals included?

The accommodation does not provide catering.

Can I purchase a linen or kitchen pack from the property?

There is an option to purchase a linen or kitchen pack prior to your arrival at the property.

Am I able to leave my belongings in my room before my contract starts?

Unfortunately you will not be able to access your room or leave any belongings in the property before your contract starts.

Is there internet access?

Residents have access to unlimited, high speed Wi-Fi at the property. The data connection fee covers this for the full duration of your stay with us.

What happens if I miss my rent payment?

When rent has been rejected, declined, or is late (unless otherwise arranged with the property), the student will incur a $20 late fee on their portal account.

If the office is closed on the weekend, how can I check in?

If you will be arriving after hours to check in, please contact the resident assistant or evening duty manager once you have arrived. Their contact numbers will be in your confirmation email, and posted on the property gates. There is also an intercom next to reception if you are unable to call. If you plan to arrive very late at night or early in the morning please give us as much prior notice as possible.

Can I smoke at the property?

There are designated smoking areas throughout the Sydney University campus, but there is ano smoking policyat the property. This includes smoking in your room or apartment.

Can I get financial assistance?

Unfortunately the property does not offer any direct financial assistance.

Can I choose my own room?

You are able to submit preferences for specific rooms during the application process. We will do our best to accommodate all requests during the allocation process however, due to the large amount of requests, we cannot make any guarantees that they will be fulfilled.

Can I live here if I am under 18?

If you are under 18 and want to stay with us at the property you must; - be turning 18 in the same semester you expect to move into the property. - complete and return a guarantor form prior to your confirmation.

Is there a cleaning service?

There is no housekeeping service at the property. You are required to upkeep your personal areas yourself, and organise among the residents of the apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant to cover the cost of professional cleaning.

What common rooms and features are available at the property?

The Well: A student lounge and communal kitchen in an open-plan space on the ground floor of the property. This has a TV and lounge area; there is also a games room with fuss-ball, ping pong, and a pool table.E-library:This quiet study area has private study spaces, and access to printers and photocopiers.Village Green: This open space is great for picnics and has two electric BBQs, outdoor furniture, and a large pergola.Hoochie Mama cafe:This cafe located next door to the property on Missenden Rd, and serves gourmet coffee, fresh muffins, and pastries, and delicious daily specials.

What supermarkets are close by for me to purchase food?

The closest shop is IGA, which is only a 5 minute walk from the property.

How much is it to do laundry?

There is a Smartwash Laundry located on Missenden Road just next door to the property. Please note that the laundry is cashless; a 'smartwash' laundry card is provided upon check-in and money can be loaded onto the card using the transaction machine in the laundry. It is $5 per wash and $3.20 per dry cycle.

How does my rent get charged?

Your rent is direct debited from your account or credit card using the account details that you have given.

What is the cleaning fee?

It is a one off payment to cover the deeper clean required after you check out, in preparation for the new incoming resident. The previous occupant of your room would have also paid a cleaning fee at the start of their contract to have the room cleaned once they moved out, in preparation of you moving in!

How do you accept payments?

We accept Visa or MasterCard credit card payments. We can also arrange for payment to be made via bank transfer.

How can I prove I am a student?

When you arrive at the property you will be asked to provide your student ID card.

If you are a first year university student and have not received your student ID, you must provide your letter of offer as proof of enrolment upon check-in and provide your student card once you have received it.

Where can I park?

There are a limited number of parking spots within the property, so it is best to get in early to secure one! Residents are responsible for purchasing their own lock to secure their allocated bollard.

Can I bring my own internet?

You are more than welcome to bring your own internet provided it is a Wi-Fi dongle, we do not permit ADSL to be installed. Keep in mind though that you will have access to unlimited, high-speed Wi-Fi as part of your stay at the property.

Do I have to pay extra for utilities?

All utility fees are included in your rental payments. That means no extra charges for electricity, water, gas, or internet once you have moved in!

Can I have people stay over?

Although we do not encourage overnight guests, we do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure.

As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period. Please also ensure both you and your guest understand the rules for visitor behaviour.

How are roommates allocated? Can I put in preferences?

Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender. To make a request, you will be prompted to include these during the application process. Please note that while we do endeavour to accommodate all roommate requests, we are sometimes unable to, and cannot guarantee or make any promises. We will do our best!

Do I need to bring kitchen utilities such as a kettle or toaster with me?

The kitchens are already kitted out with basic amenities like the fridge and the stove. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them. Studio apartments have their own microwave and mini-fridge, but also have access to 'The Well' which is a large communal kitchen on the ground floor.

If the office is closed, how can I check in?

If you are looking to check into the property after hours, there will be a resident assistant on duty who will be able to assist you. Residents can check in after hours by pressing the green button on the blue call box next to the office who will put them in contact with the staff member who will assist with check in. If you plan to arrive very late in the evening or early in the morning please give us as much advance notice as possible.

Is the property secure?

Yes, we have 24 hour staff or security on duty at all times in case of an emergency. Residents are the only ones with swipes to access each building, and you are the only one with a key to your private room.

Does my room have a window?

Yes! All rooms within the apartment have a window.

Is there access to public transportation?

Macdonald town Station is only a 10 minute walk from the property, and from there you can get anywhere in the city using the train and metro services! Alternatively there are bus stops less than 5 minutes walk from the front door!

Do you accept payments over the phone?

For confidentiality purposes, we cannot take payment information over the phone and do require payments to be made through bank transfer.

What is the latest I can apply?

There is no deadline for applications, however please note that once the village has reached capacity, you are only able to sit on the wait list and we cannot guarantee that you will be able to secure a room. It is always best to apply as early as possible!

How far is the Property from the university?

The property is located on the university campus and is only a short walk from classes and university facilities. It will only take you 5-10 minutes to get anywhere on campus!

What is first year exemption? Am I eligible?

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption. You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally) If your contract has not commenced you will be refunded your security deposit and cleaning fee where applicable. Please note the application fee and registration fee if applicable are non-refundable. If your contract has started, you are liable for rent up to the date of notification / moving out of the village.
Your security deposit and associated fees (excluding application, registration and cleaning fees where applicable) will be refunded. Please note The First Year Exemption will not apply where you have accepted a University Offer but you elect to defer or withdraw from your studies. You must notify Village Management in writing (Resident Notification) within 5 days from the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates) for First Year Exemption to apply..

Do I have to find my own roommates?

You are not required to find your own roommates. You are able to just apply on your own and we will allocate you within an apartment that is suitable, based on any requests you make during the application process.

Can I bring my pet?

The property has a no pet policy, this includes pet fish.

Why am I required to make an application so early on?

We open applications early due to the high demand of students looking for on-campus accommodation. To secure a room at the property we recommend make your application as soon as possible, we don't want you to miss out!

Can I live at the village if I do not study at sydney university?

The property accepts Sydney University students only, and in some cases staff of Sydney University.

Can a couple live at the property?

We offer dual occupancy living arrangements in a limited range of our room types, and only for a full year contract. Couples can stay only in the 1 Bedroom Apartment or 1 Bedroom Suite, at a premium to the standard single occupancy rate.

Is there a curfew at the property?

The property is your home and you are welcome to come and go as you please.
Please note though that we do have rules regarding noise and visitors within the property.

Noise Curfew
Residents must comply with all directions from property management in relation to noise minimisation, particularly in response to noise complaints from other residents of the property or neighbours of the property. For more information, please refer to the property Noise Policy.

Sunday - Thursday: 10pm*
Friday - Saturday: 12pm* *during the exam periods, please note that these times do change and there should be no excessive noise within the property during this time.

Is my room private?

Every room is private with a lockable door - only you will have access to your room. If you are in shared accommodation, the communal areas will only be accessible by the other residents of the specific apartment.

Is there any heating or cooling in my room?

There is no heating or cooling in any of the rooms excluding the studio and studio kitchenette, which have a ceiling fan. Residents are able to bring their own pedestal fans and oil heaters with them if they wish.

Is there after hours support?

There is always a resident assistant or even duty manager on call 24/7 when reception is closed, we want all residents to be supported if they need assistance or if there is an emergency.

The contract dates don't suit me, can I negotiate?

All of our contracts are fixed term, with non-flexible dates. Unfortunately you are unable to choose your own start and end dates.
