What is the advantage of an individual lease?
With an individual lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.
What is a rental installment?
The rental installment is your monthly payment for rent. They do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.
What is included in the rental installment?
Your rental installment includes water, sewage, trash, high-speed internet, and a cable TV package. Any other fees such as parking, furniture, electricity, or pet fees, will be a separate charge.
What about utilities?
Your utilities, electricity, cable, internet, and water/sewer, will be set up and ready to go the day you move in. Each apartment will be metered for your actual electricity usage and we'll divide the bills up for each roommate.
How can I make a payment?
They accept checks, cashier's checks, and money orders in their leasing office made payable to The Avenue. All payments received in the leasing office will be electronically processed. For your convenience, they will also offer an online payment option. They are unable to accept cash.
Will I need a guarantor to lease an apartment?
Unless your income is greater than three times the rental installment, you will need a guarantor. A guarantor must meet both their income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
Do you have a roommate matching service?
Yes, they do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and pet preferences to help them match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.
Can I request specific roommates or units?
Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and are based on availability.
How are maintenance requests handled?
They have an on-site maintenance team during office hours. Maintenance requests can be entered online on our resident portal 24 hours a day and requests can also be made during business hours over the phone or in person. For after-hours, non-life threatening emergencies (such as no heat, no water, refrigerator not working) the maintenance team is on call 24/7.
Is parking available?
Yes, covered and uncovered parking in the parking garage is offered for an additional monthly fee. Bike racks are also available in the parking garage.
Are you pet friendly?
Yes, they allow up to two pets per apartment so bring your furry friends! For more information regarding their pet policies, contact them today.

They are conveniently located only 0.5 miles from IUPUI, 3.5 miles from Marian University, 5 miles from Butler, and 5 miles from the University of Indianapolis.

The PMG is proud to be an initial member of the College Student Mental Wellness Advocacy Coalition. Do I need renters insurance?
As a condition of our lease, they require all residents to carry building protection insurance ($100,000) for damage to the landlord’s property during the term of their lease. The good news is they take the hassle off your plate through an automatic Building Protection Fee enrollment. You pay the monthly premium together with rent but the fee does not cover your personal belongings. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you require any of this coverage, you should contact an insurance agent or insurance company of your choice and sign up for a renter’s insurance policy.
Are your units furnished?
Both their 4-bedroom and 4-bedroom Townhome units are furnished. All studio, 1 bedrooms and 2 bedrooms have the option of being furnished or unfurnished . For more information regarding their furniture package and monthly pricing, please contact their leasing office.
Do you accept mail/packages at the office for residents?
Packages will be accepted and delivered to their Luxer One Package Lockers, located just outside the office building under the breezeway. In the event that the locker is at full capacity, or your package doesn't fit in any available locker, it will be handed over to a team member in the front office. Mail can be collected in their mail room, conveniently located just outside the office.
Do you have an on-site Courtesy Officer?
Yes, they have an IMPD Police Officer who lives on site and assists our residents with lockouts, noise complaints, routine safety walks, etc. To learn more information on his active role, please contact their leasing office.
