    Guarantor Application Fee: $10 (non-refundable, due at application submission) Before key collection, residents must pay the first month’s installment, which may include base rent, renter’s insurance (if opted in), Rentistry charges (if opted in), and a one-time annual utility setup fee of $66. Additional one-time or monthly charges may apply for optional lease add-ons such as pets.

    Can I switch floor plans if I've already signed a lease?

    Yes, residents can switch floor plans as long as space is available. The rate is subject to change depending on the floor plan chosen. Residents will be required to sign an updated addendum to reflect the new floor plan. If there is a guarantor, they will also need to sign that addendum and will be notified of any changes.

    What is included in my installment?

    The installment includes: • Premium Wi-Fi Internet • Fully Furnished Units • Full-Size Washer & Dryer • Wall-mounted 50” Smart Television • Water, Sewer, and Pest Control servicesPlus, access to the property’s on-site amenities and attentive, on-call staff.

    What is not included in my installment?

    The following items are not included in the installment: • Mitigated Risk Property Insurance – Mitigated Risk Property Insurance is required for all residents at the property. Residents may provide their own third-party insurance to be contracted directly or may opt-in to the landlord-provided rental insurance, which is $13/month. Residents will be automatically enrolled for the Mitigated Risk Property Insurance unless proof of third-party insurance that meets the requirements described in the lease is provided. • Utilities – Electricity is sub-metered and will be billed monthly via a third-party billing provider.Optional add-ons • Reserved On-site parking – Parking is conveniently located in the secured parking garage. Contact the leasing office for monthly parking rates. • Pet rent – $25 a month

    Are the apartments furnished?

    The apartments come fully furnished with a premium furniture package that is built into the rental rate. The furniture package varies depending on the floor plan leased. For unfurnished apartments, residents can contact the leasing office.

    Can I use my financial aid or scholarships to pay for housing/rent?

    Yes! As long as the funds are dispersed into the resident’s bank account, they can be used as needed.

    What is an individual lease?

    Individual leasing means peace of mind for residents. An individual lease is a per-bed lease. Residents sign a lease for a bed space in the apartment and share common areas with roommates. This means residents are only responsible for their own installments. If a roommate transfers to another school or moves out of the property for any reason, residents do not have to worry about covering their portion of rent.

    What is a guarantor? Is a guarantor required?

    A guarantor is a co-signer for the lease agreement. Because students often don’t have an income, having a guarantor allows residents to qualify for a lease based on the guarantor’s income.Residents will list the name and email of the guarantor during the application process, and the guarantor will receive an email to fill out their portion of the application.All residents at the property are required to have a guarantor or sign up for a third-party lease insurant program.

    What is the third-party lease insurant program?

    The third-party lease insurant program fills in for a personal guarantor or parent cosigner, allowing residents to sign a lease where they otherwise would not qualify and allows them to self-qualify as a student. The program charges a monthly fee for the term of the lease in order to cosign the lease, which is an additional $45 a month.

    If I'm an international student, do I need a guarantor? What documentation do I need to provide?

    For applicants who do not have a credit history in the US and/or a guarantor, residents can enroll into the third-party lease insurant program.

    Why do you need my social security number?

    The Social Security number is required to run standard credit and criminal background checks.The property uses secure software to keep personal information protected. All data, including name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption.

    What is the average monthly cost of utilities?

    Utilities are projected to range from around $30 to $60 per person, per month on average. This will vary depending on floorplan type, usage and other factors. This range is an estimate – costs may fall outside of this range.

    Do you offer roommate matching if I don’t have enough people to fill my apartment?

    Yes! They’ve partnered with a roommate matching platform to help with all roommate matching needs. The platform allows residents to browse, chat, and connect with potential roommates before signing a lease. Residents can create a profile, specify lifestyle preferences, and find the best match all in one place.

    How does roommate matching work?

    First, residents create a profile where they can specify their preferences and habits. From there, they can browse through other students interested in the community and swipe left or right to connect with potential roommates.

    How will I meet my roommate match(es)?

    Once residents match with a potential roommate on the platform, they’ll be able to chat and get to know each other to see if they’re a good fit. From there, they are ready to sign a lease and secure a spot at the community.

    Is parking available?

    Yes! Reserved parking is available at the community in the secured, gated garage for an additional monthly cost.

    Do you have maintenance staff? How do I request maintenance?

    The maintenance team is available to address any maintenance concerns. Residents can submit a maintenance request through the resident portal or call the on-site leasing office.

    What kind of security does the property provide?

    To provide peace of mind for students and parents, the property takes the following security measures:‍Surveillance cameras The property features an extensive security camera network throughout the entire building and parking garage. Cameras are placed in the following locations: All exterior entrances • Lobby and leasing office • Amenity spaces, including the fitness center, coworking lounge, coffee bar, game room, dog park, pet spa, and pool deck • Parking Lot • Elevators • Every residential corridor‍Controlled access The property provides residents fob access to all exterior doors, amenity doors, and elevators. Additionally, each unit has electronic key access to all front doors and traditional key access to individual bedroom doors.‍After-hours courtesy officers The property also provides professional, on-call security after hours, who will be dressed in uniform.
