Total rent for the term is divided into equal monthly instalments. Rent instalments are due on the first of each month during the resident's stay. Instalments are not prorated; residents pay the full equal instalment even if they move in after the first of the month or move out before the last day of the month.

Rent may be paid online through the resident portal by ACH, debit card, or credit card. Rent may also be paid by check or money order at the leasing office. Cash payments are not accepted. Convenience fees may be charged for online payments.

A guarantor is not required if the resident qualifies through one of the stated alternatives: Self-qualify with income of 2.5 times the monthly rent, with pay stubs required. Provide a refundable security deposit equal to 1 month's rent.

Application Fee: $45 per application, due at signing. Administration Fee: $100 per application, due at signing. Telecom Fee: $109 per lease term, due at move-in. Utilities are metered by unit and split among roommates, with billing approximately 2 months in arrears:Electric: usage-based, per month. Water: usage-based, per month. Gas: usage-based, per month. Parking: $150. Top Floor Premium: $10–$30. Street/Corner View Premium: $10. Late Fee: 8% of base rent. NSF Fee: $30 per occurrence. Double Occupancy Fee: $100 per occurrence. Foxen Liability Waiver: $14 per month. Rentistry Credit Builder: $6.95 per month. Foxen opt-out is available with proof of outside liability coverage. Rentistry opt-out is available. A lease takeover fee of $500 applies per occurrence. A reletting fee of 1 month's rent applies per occurrence. An assignment fee of $300 applies per occurrence. A unit/bedroom transfer fee of $300 applies per occurrence. All rates and fees are subject to change by management; the published fee guide is for Fall 2026.
