    5-day cancellation period from Booking Confirmation date. Full refund if canceled within period.

Cooling Off Period

If you decide to cancel your Booking, you have a 5-day period, starting from the day after you receive the Booking Confirmation, to notify the property of your decision.

  1. To cancel within this 5-day period, you must contact the property in writing, either by post or email. Your cancellation will only be effective if received by them within this specified timeframe. It is important to retain a copy of your cancellation notification for your records.
  2. If you adhere to the above policy and your cancellation notice is received within the 5-day period, you will be entitled to a full refund of the Booking Payment within 30 days of the property receiving your cancellation notice. The refund will be processed to the credit or debit card used for the Booking Payment.
  3. If you submit a late application and your Accommodation Start Date falls before the end of the 5-day period, you agree that your cancellation rights will terminate on your Accommodation Start Date.
  4. If your Booking is accepted for a period of 90 days or less, different cancellation terms will apply, as indicated during the booking process.
No Visa No Pay

If your visa is refused, please contact the property within 48 hours of receiving your visa refusal. Each cancellation request must be sent with supportive document (visa refusal and official proof that your course has been cancelled) prior to the booking start date. If cancellation is approved, you will be released from the contract and your accommodation fee will be refunded less the prepayment. 

No Place No Pay

Until 31st July, any cancellation requests outside the cooling off period will be considered, only if you have not been accepted into your chosen University. Each cancellation request will be taken on a case-by-case basis and must be supported by documents confirming university refusal. 

If cancellation is approved, you will be released from the contract and your accommodation fee will be refunded less the prepayment. After 31st July , cancellations outside the cooling off period will not be considered.  

Replacement Tenant Accepted

Once the 5-day ‘cooling off’ period has expired, you will be liable to pay your accommodation fee as per your license agreement, however, you do have the option to find a replacement occupier who can takeover your tenancy.
