All bookings include a 5-day cooling-off period from the booking confirmation date. If a cancellation request is submitted within this period, the resident will be released from the contract and receive a full refund. However, if the scheduled check-in date falls within these 5 days, the cooling-off period ends immediately.

No Visa No Pay

For 25-26 AY & 26-27 AY:-

If a resident’s visa application is refused, they must notify the property within 48 hours of receiving the refusal notice. Cancellation requests must include supporting documentation, such as the official visa refusal letter and proof that the associated course has been cancelled, and must be submitted before the booking start date. Once approved, the resident will be released from the contract, and the accommodation fee will be refunded minus the prepayment.

If notification and supporting documentation are not provided withing 48 hours, or are submitted after your official booking start date, you will be require to find a replacement occupier, subject to approval

No Place No Pay

For 25-26 AY & 26-27 AY:-

Until 31st July, cancellation requests made outside the cooling-off period will be considered only if the applicant has not been accepted into their chosen London university. Requests must include official documentation confirming the university’s refusal and will be assessed on a case-by-case basis. If approved, the applicant will be released from the contract, and the accommodation fee will be refunded minus the prepayment. After 31st July, cancellations outside the cooling-off period will not be accepted.

Replacement Tenant Accepted

For 25-26 AY & 26-27 AY:-

After the 5-day cooling-off period has ended, residents remain liable for the full accommodation fee as outlined in their licence agreement. However, a cancellation may be permitted if the resident finds a suitable replacement occupier. The replacement must apply and be approved at the property’s sole discretion. Once approved, the resident will be released from their contract, and the accommodation fee will be refunded minus the prepayment.

What are the requirements for making a reservation?

The minimum age for residents is 16. Anyone under 18 must submit a completed Parental Consent Form before arrival. All residents must be accepted onto a full-time higher education course at a London institution and provide evidence upon arrival. Residents at Camden and Kentish Town must be studying within specified London boroughs.

What’s included in my rent?

Studios are self-contained and feature a shower room and kitchenette. The accommodation fee includes a kitchenette with appliances, a kitchen starter pack, bedding and towels upon check-in, utility bills (water, heating and electricity), Wi-Fi, shared study and social spaces, and access to onsite gym facilities.
